            Our own view, and it is the thing we say most often to a relocating buyer: the commute is one of only two decisions in a purchase you cannot renovate your way out of, the other being the school assignment. Everything else about a house can be changed with money. Neither of those can.

            So the sequence that works is to fix the commute first and let it narrow the county, then choose within what is left. Buyers who choose the area first and check the drive afterwards are the ones who move again in three years.
