            Establish this before anything else. Parts of Newport Beach sit on leased land, and a lease changes what you own, what you can borrow, and what the home is worth in twenty years.

On a land lease you own the improvements and rent the ground, usually for a defined term, and the value of what you are buying depends heavily on how many years remain and what happens at the end.
