About Palm Island Senior Housing
Palm Island Senior Housing holds 456 homes on 12.54 acres fronting Warner Avenue, the largest home count of the 28 Fountain Valley communities on this site. The city's landscape survey maps three swimming pools inside the boundary.
The general plan designates the whole site Specific Plan, so density and standards come from the plan adopted for the site rather than a citywide range, and FEMA places all of it in Zone X as an area with reduced flood risk due to levee. Garden Grove Unified files this land in study area 1 of its own school locator, which feeds Mamie L. Northcutt Elementary, Stephen R. Fitz Intermediate and Los Amigos High.

How Palm Island Senior Housing was built
Four hundred and fifty six homes for residents 55 and older on twelve and a half acres of Warner Avenue, with three pools. It is the largest single residential address in Fountain Valley by unit count, and it was built at the very end of the city's growth rather than during it, on land that had already been used once.
Talbert incorporated as Fountain Valley in 1957 with 189 registered voters, elected James Kanno, a Nisei engineer whose family had been interned at Poston, as one of the first Japanese American mayors on the mainland, and held every builder off until its master plan was adopted. The first tract broke ground in 1962 and the population passed 55,000 by 1980.
