            About Cypress Village East

            The City of Irvine draws this shape in its own village layer and leaves the name blank. It is object 49, and it falls entirely inside the city's Planning Area 40, Cypress Village, which is where the Cypress Village half of the name comes from. Measured off the city's geometry the polygon covers about 166 acres, and the city parcels sitting mostly inside it dissolve to 161.5 acres, so the two records agree. Every residential address inside the boundary lies east of the Sand Canyon Avenue centerline while the body of Cypress Village lies west, which is the whole of what the word East is doing here, and the city records these addresses at 92618 against 92620 for the village proper.

            Two apartment communities hold all of the housing. The city's apartment record puts Avella at 6500 Roosevelt with 485 homes on Tract 17612 Lot 06, administered from an Irvine Company address, and Salerno at Cypress Village at 501 Nightmist on Tract 17612 Lot 07. The city's address layer counts 876 residential addresses inside the boundary and puts every one of them on Red Sage or Nightmist, and 313 of those sit on Tract 19223 Lot 2, a later phase the parcel layer labels AVELLA APTS and the apartment layer has not caught up with, so 485 is a floor rather than a current count. Everything else on the land is public works: the city's parcel record names an OCTA bus operations center with a maintenance yard, the Caltrans District 12 Transportation Management Center with two Caltrans maintenance stations, an Irvine Unified maintenance and operations yard at 100 Nightmist, a flood control channel and the Irvine Community Church, with the Santa Ana Freeway along one side, the Eastern Transportation Corridor across the middle and the Metrolink line beside it.             History

            How Cypress Village East was built

            Cypress Village East is the far side of the same village, the wedge of ground east of the Sand Canyon Avenue centerline caught between the Santa Ana Freeway, the toll road and the streets the city calls Great Park Boulevard and Marine Way. Under the Irvine Ranch it was farm country like everything around it, part of the holding James Irvine and his partners assembled from Spanish and Mexican land grants beginning in 1864 and grew into the world's largest producer of lima beans. Those two street names on the eastern edge say what happened next door. After Pearl Harbor, Lieutenant William J. Fox picked the ranch's bean fields for a Marine air station, construction began on 1 August 1942, and Marine Corps Air Station El Toro flew out of them until it closed on 2 July 1999. In 2002 Orange County voters passed Measure W and turned the runways into the Great Park, which is what now sits across the boulevard.

            Almost nobody here owns their front door. The two residential streets, Red Sage and Nightmist, carry apartments and nothing else. Avella takes up about 21.5 acres on the city's apartment record at 6500 Roosevelt. Salerno, at 501 Nightmist, is 79 permanently affordable apartments in a mix of one, two and three bedrooms, serving low, very low and extremely low income households, with a preference for veterans on some of the units and units set aside for people with developmental disabilities. CONAM manages the property and its waiting list is closed, which is the practical answer to most questions about getting in.

The assignment Irvine Unified publishes for Cypress Village runs Cypress Village Elementary to Jeffrey Trail Middle to Irvine High, and the city puts this community wholly inside its Cypress Village planning area, so that chain is the reasonable starting point. Against it, Portola High's recorded assignment area is northeastern Irvine east of Sand Canyon Avenue, and every home here is east of that centerline, although the description names Portola Springs and the Cadence Park and Great Park neighborhoods and names no part of Cypress Village. Neither record resolves the other, and Irvine Unified assigns by address, so confirm the specific address with the district before you rely on either high school.

On campuses, the assignment Irvine Unified publishes for Cypress Village runs Cypress Village Elementary, which enrolls 1,015 students and reports 66 percent meeting or exceeding standard in English and 63 percent in math, into Jeffrey Trail Middle, which enrolls 1,049 at 76 and 74 percent, into Irvine High, which enrolls 1,964 and reports a 93.8 percent graduation rate with 71 AP courses offered. Portola High's recorded assignment area is northeastern Irvine east of Sand Canyon Avenue, and every home here is east of that line, so the high school is the piece to confirm with the district for a specific address before it matters.

No city park falls inside it, so the nearest are Cypress Grove Park at 9.4 acres and Cypress Community Park at 17.88 acres, both over in Cypress Village, with the Great Park on the far side of Marine Way. The city does record open on-street bikeways on Sand Canyon Avenue and Marine Way along the boundary, and on Great Park Boulevard where it enters.
