            Overview

            About Pacific Ridge

Pacific Ridge is a gated community in the Newport Coast section of Newport Beach and the only association polygon inside the city's Pacific Ridge area. The city's HOA layer records the Pacific Ridge Maintenance Association at 336 residential units; the association's own management company describes 340 acres holding 328 single family homes across five neighborhoods of semi-custom construction, and both figures are given as their publishers state them. The boundary is clean: 340 city address points fall inside the area polygon and every one with a recorded zip carries 92657. Powerstone Property Management has run the association since November 2022. This page also covers Pelican Heights, the gated enclave beside it, which the city records as its own association of 98 residential units and files under the Newport Coast area name.

Coastal Peak Park, an 11.17-acre city park at 20403 East Coastal Peak, sits inside the community's boundary, the two polygons sharing vertices. The city's facility page lists an athletic field, a ball diamond, a basketball court, benches, barbecues, picnic tables, play equipment, restrooms, water fountains and a parking lot, with a picnic area that can be reserved for up to 35 people. Inside the gate the association keeps a pool and barbecue area with a wading pool for children, and a large greenbelt with ocean views. At the community's edge the official OC Parks map marks a public access point at Ridge Park, on Ridge Park Road, into Laguna Coast Wilderness Park, which the map puts at 7,000 acres with forty miles of trails through oak and sycamore woodlands. Newport Coast Elementary on Ridge Park Road serves the community, feeding the Corona del Mar 7-12 campus.

            History

            How Pacific Ridge was built

The hills were planned as the Irvine Coast through the late 1980s and built out village by village through the 1990s, all of it unincorporated county territory. Newport Beach approved the annexation in 2001 and it took effect on the first day of 2002, so Pacific Ridge, platted and built afterwards between about 2004 and 2006, is one of the few Newport Coast communities that has spent its whole life inside the city. That is why it carries no county era entitlement history at all.

What it does carry is edges. Coastal Peak Park, just over eleven acres, sits inside the community's boundary, and a marked public trailhead at its edge opens into Laguna Coast Wilderness Park and the seven thousand acres of canyon behind it. The ridge line is the reason the houses are here and the reason nothing will be built above them.

            Schools serving Pacific Ridge

One elementary campus and one combined secondary campus serve this community, and the district's own locator returns the same pair for addresses in both enclaves. Newport Coast Elementary enrolls 403 students on Ridge Park Road, the road that borders the community. From seventh grade, students attend Corona del Mar Middle and High School, one combined 7-12 campus at 2101 Eastbluff Drive with 2,117 students and a 96.5% graduation rate. Newport-Mesa Unified adjusts boundaries periodically, so confirm the current assignment for a specific address with the district's locator before it matters to an offer.

            FAQs

            Common questions about Pacific Ridge

Is Pacific Ridge gated, and how many homes are there?

Yes, and the count depends on which record you read. The city's HOA layer records the Pacific Ridge Maintenance Association as gated with 336 residential units, and the city's address file returns 340 points inside the area polygon. The association's management company describes 328 single family homes on 340 acres across five neighborhoods of semi-custom construction. Both figures are published by their sources and neither is blended here. The city records the gate and nothing about staffing. Pelican Heights beside it is separately gated with 98 residential units.

            What sold here this year?

Four homes closed across the two enclaves between January 1 and August 17 of 2026, all four detached single family homes and all four above $5 million, at a median of $9,345,000, or $1,575 a square foot on a median size of 5,608 square feet. The range ran from $7,650,000 to $10,900,000. Half took 124 days or longer to reach escrow and the group closed at 88.3% of list price, one of the widest gaps between asking and closing on any Newport Beach page in this window. One home stood active at the August 17 pull. At that volume the page states counts rather than trends.

            What is Coastal Peak Park?

An 11.17-acre City of Newport Beach park at 20403 East Coastal Peak that sits inside the community's own boundary, the park polygon and the area polygon sharing vertices on the city's map. The city's facility page lists an athletic field, a ball diamond, a basketball court, benches, a barbecue, picnic tables, play equipment, restrooms, water fountains and a parking lot, with a picnic area reservable for 35 people. It is public city parkland rather than association property, so it is open to anyone, which is unusual for a park set inside a gated community's mapped area.

How do I reach the wilderness trails?

The official OC Parks map of Laguna Coast Wilderness Park marks a public access point at Ridge Park, on Ridge Park Road at the community's edge. The map states the park at 7,000 acres, and OC Parks counts forty miles of trails running through its oak and sycamore woodlands. That access point is the reason the ridge reads as an edge rather than a middle: the community's back boundary is open space in permanent public ownership rather than land awaiting a development plan.

            Which schools serve Pacific Ridge?

One elementary and one combined secondary campus, and Newport-Mesa Unified's own locator returns the same pair for addresses in both enclaves, queried at the coordinates of a 2026 closing in each. Newport Coast Elementary at 6655 Ridge Park Road, the road that borders the community, enrolls 403 students in grades TK through 6 with 83% meeting or exceeding standard in English and 78% in math. From seventh grade students attend Corona del Mar Middle and High School at 2101 Eastbluff Drive, one combined campus of 2,117 students with a 96.5% graduation rate.
