About Beacon Park
Beacon Park is one of the neighborhoods the City of Irvine publishes as a village polygon of its own, about 218 acres holding 1,024 residential addresses on 37 named streets. Follyhatch carries the most at 155, ahead of Fixie at 84, Cultivate at 75 and Radial at 62. The whole polygon sits in 92618 and in City Council District 2, inside the City's Orange County Great Park village boundary, meeting Parasol Park along its northeastern edge and Portola Springs to the east. Every owner belongs to the Great Park Neighborhoods Community Association, managed by FirstService Residential from an office at 120 Newington that the City address record places inside this community, and four sub-associations sit beneath it: Brio, Opus, Primrose and Rowland, which between them hold 282 of the 1,024 addresses.
The association park at 501 Benchmark carries a recreation pool, a jacuzzi, a barbecue area and a lounge, along with bocce ball and basketball courts and two ovens, a pizza oven and a tandoor, that each need a reservation. The Pools at 120 Newington, the association's largest facility and a Beacon Park address by the same City record, holds a 25 yard competition lap pool, a resort pool, three jacuzzis, a wader pool, cabanas and fire pits. Both are open to every Great Park Neighborhoods resident, so an address here buys the short walk rather than exclusive use, and key fobs activate some of the amenities. Two reservable buildings stand inside the boundary as well, The Meeting House at Beacon Park and Art House at Beacon Park. Beacon Park School, an Irvine Unified K-8 campus of 1,065 students at 200 Cultivate, is inside the boundary and feeds Portola High.

How Beacon Park was built
FivePoint opened Beacon Park in August 2015, the second of the neighborhoods after Pavilion Park debuted in 2013, and the first one tied directly to the public park next door. It was planned for 1,029 homes in fifteen groupings, detached houses mixed with condominiums, townhomes and flats, from about 1,465 to 4,587 square feet. Nine builders put those collections up. FivePoint planned the neighborhood with BrightView Design Group, and the street pattern is the tell: tree-lined parkways, short interior streets, roundabouts and a lot of cul-de-sacs, laid out so children can get to school and adults can get to the shops without driving. It took a Silver award in the 2016 Professional Builder Design Awards for new community.
The design idea was navigation, by land, sea and air, worked through in mid-century modern language, and it runs from the signs down to the street signs. The City's street list for Beacon Park reads like a bike shop crossed with a tool shed: Beacon, Cruiser, Tandem, Spoke, Fixie, Derailer, Smallwheel, Mongoose, Diamondback, Pacer and Radial on one side, Mustard, Straw, Thatch, Grassblade, Trowel, Wheelbarrow and Cultivate on the other, with Spica and Acamar, two stars sailors have steered by, thrown in. At the center is the park itself, with a community center, an art house, a pool and spa, basketball courts, an outdoor kitchen with a pizza oven, and a playground called The Lookout that was built around three heritage jacarandas the designers kept rather than cleared. The school came a year after the houses. Beacon Park School opened in August 2016 as Irvine Unified's first K-8 campus under the district's new education specifications, designed by PJHM Architects for about 1,000 students, with an innovation lab, a design lab, a fitness lab and a full-court gymnasium.

Portola High School serves Beacon Park under an Irvine Unified assignment area covering northeastern Irvine east of Sand Canyon Avenue, which names the Great Park neighborhoods on the district map effective 2026-27. Beacon Park School, a K-8 campus at 200 Cultivate, stands inside the community boundary by the City address record, and its own record states that it feeds Portola High. What was on this ground before Beacon Park?
Marine Corps Air Station El Toro, and before that Irvine Ranch farmland. The City dates the station to August 1942 and records its official closure on 2 July 1999, and the Environmental Protection Agency, which still monitors the cleanup, puts it at about 4,700 acres. Orange County voters approved Measure W in 2002 to convert the base into a central park and a mixed use development rather than a commercial airport, which is the vote that produced both the Orange County Great Park and the neighborhoods around it. The City also records that by 1910 the Irvine Ranch was the world's leading producer of lima beans.

Nine builders, under fifteen neighborhood names, according to the association's own builder and warranty record. Lennar's name is on Harper, Larkspur, Melody and Rowland, and on the older CalAtlantic homes at Torrey, Oakmont and Legend. K. Hovnanian built Rosemont and Silvermist. Richmond American built Ellwood, Pulte built Juniper, Taylor Morrison built Welton, Shea built Brio, D.R. Horton built Primrose, and Warmington built Opus. Four of those names, Brio, Opus, Primrose and Rowland, also became sub-associations, which is what decides whether an address carries one monthly assessment or two.
