            About El Camino Real

            El Camino Real is Planning Area 11 in the City of Irvine's own numbering, and the zoning code fixes its edges at Culver Drive on the west, Interstate 5 on the north, Jeffrey Road on the east and Irvine Center Drive on the south. The General Plan puts the planning area at 1,159 acres, 570 of them Medium Residential and 303 Medium-High, with 113 acres reserved for Recreation, and the city's address record holds 5,626 addresses on 218 named streets inside it. There is no single association over the village. The city's own homeowners association map records thirteen separate associations inside Planning Area 11, among them Deerfield Community Association, Ranch Homeowners Association, Heritage Park Community Association, Greentree Homes Association, Walnut Square Community Association and Irvine Wildflower Association, each carrying a different management company, and the city states in writing that portions of El Camino Real are not covered by an association at all. Deerfield is the largest at 960 homes and counts five pools, five wader pools and two spas with five park areas and six tot lots, all of them for its member homes only.

            What is open to everyone is the city's own inventory. Six City parks sit inside the planning area and total 64 acres. Heritage Community Park at 14301 Yale Avenue is the largest at 36.5 acres, open 6 a.m. to 10 p.m. daily, holding the Heritage Park Community Center, a lake, an amphitheater, a splash pad, twelve lighted tennis courts, four lighted pickleball courts, three lighted basketball courts, three lighted soccer fields and two lighted ball diamonds. Deerfield Community Park at 55 Deerwood West runs 10.1 acres with a disc golf course, four lighted tennis courts, two lighted sand volleyball courts and two racquetball courts, and Ranch, Willows, Presley and Hoeptner parks make up the balance. The William Woollett Jr. Aquatics Center at 4601 Walnut Avenue holds two 50-meter pools and a 25-yard instruction pool. Four Irvine Unified campuses stand inside the village: Greentree and Deerfield elementaries split it, both feeding Venado Middle and then Irvine High.

            History

            How El Camino Real was built

            This is where Irvine actually started. The land was the northern edge of the Irvine Ranch, which James Irvine's son had turned to field crops, olives and citrus after incorporating The Irvine Company in 1894 and which was carrying 60,000 acres of lima beans by 1918. Building here ran from the mid-1960s into the early 1970s, in the first wave of master-planned development on the ranch, and it was done on conventional Southern California planning principles rather than the lakes and gates The Irvine Company would invent later at Woodbridge, which is why El Camino Real still reads as ranch houses on ordinary streets. El Camino Real was among the first phases finished by 1970, and the Ranch, the neighborhood inside this village, is one of the five the City counts as complete by then. On 28 December 1971 the residents of those villages voted to incorporate a city considerably larger than the town of 50,000 that William Pereira and Irvine Company planner Raymond Watson had drawn. The village runs to roughly 1,180 acres and holds seventeen parks.

            Heritage Park is the piece of it a whole generation remembers. Built in 1975, it covers 36.5 acres at 14301 Yale Avenue and carries a lake, an amphitheater, twelve lighted tennis courts, three lighted soccer fields and a community center, but the children of the 1980s knew it for a wooden slide tower and a maze built out of tractor tires, which was taken out in the early 1990s. Its pools opened as the Heritage Park Aquatics Center and were later renamed for William Woollett Jr., Irvine's first city manager. During the 1984 Summer Olympics they hosted the swimming leg of the modern pentathlon. Rebuilt starting in 2003 into two 50-meter pools and a 25-yard instruction pool, the center has since taken the 2010 Pan Pacific Championships and USA Swimming national championships in 2005, 2006, 2010, 2014, 2018, 2022 and 2026.

            Irvine Unified's attendance maps effective 2026-27 put the whole block between Culver Drive and Jeffrey Road on one path. The Greentree elementary area covers the northern band along the freeway and the Deerfield elementary area covers the southern band, both feed Venado Middle School at 4 Deerfield Avenue, and Venado feeds Irvine High School at 4321 Walnut Avenue. All four campuses stand inside the village. Greentree's own report card names its assignment area as California Homes, Greentree, Heritage Park, Heritage Point, Irvine Groves, Walnut Square, El Camino Glen and the Willows. Irvine Unified redraws boundaries periodically, so confirm the assignment for a specific address with the district before it becomes a reason to buy.

            What does a home in El Camino Real sell for?

            The median was $1,472,500 across 36 closed sales between 14 January and 17 July 2026, at a median $794 a square foot on a median closed size of 1,711 square feet. Closings ran from $699,000 to $2,100,000, with fifteen between $1.5 million and $2 million and fourteen between $1 million and $1.5 million. Half were in escrow within 20 days and the median closing landed at 98.5 percent of the original asking price, but that median hides a wide spread: 11 sales closed above the first ask, 3 closed at it and 22 closed below, with days on market running from same-day to 162.

            When was El Camino Real built?

            Between 1969 and 1981, on the county's own record. Orange County recorded 66 subdivision maps inside Planning Area 11, opening with tract 6858 on 5 June 1969. Seven recorded in 1969, eight in 1970 and twenty in 1971, so more than half the village was mapped in its first three years, and the last of the original run went on record in 1981. A single map has been filed since, in 2004. That vintage is the point of the village: a buyer should price in the systems that come with it, and a seller should expect the inspection to matter more here than in a village whose stock is under ten years old.

            Which schools serve El Camino Real?

            Irvine High School, which enrolls 1,964 students in grades 9 to 12 and reports a 93.8 percent graduation rate with 71 AP courses offered, at a 24.71 to 1 student to teacher ratio. Venado Middle School serves grades 7 and 8 with 506 students, 77 percent meeting or exceeding standard in English and 69 percent in math. Two elementary areas split the village: Greentree, with 449 students at 56 percent in English and 52 percent in math, and Deerfield, with 619 students at 76 percent in both. All four campuses sit inside the village boundary, and the assignment for a particular address should be confirmed with Irvine Unified.

            Is there one homeowners association here?

            No, and that is the fact that most separates this village from a Woodbridge or a Great Park. The City of Irvine's own homeowners association map records thirteen separate associations inside Planning Area 11, each with a different management company, and the city states in writing that portions of El Camino Real are not covered by an association at all. Deerfield Community Association is the largest at 960 homes and publishes five pools, five wader pools, two spas, five park areas and six tot lots for its member homes. The other twelve publish nothing readable about their facilities. Two homes a few blocks apart can therefore sit under different governing documents with different amenity access and different monthly costs, so the answer for a specific address comes out of that address's own disclosure package and out of nothing else.
