            About Woodbury

            Woodbury is a City of Irvine village of about 628 acres, filed by the City as Planning Area 9A, and the City publishes a second village beside it, Woodbury East at about 153 acres, as Planning Area 9C1 with its own master association behind it. The Woodbury Community Association counts 4,155 units and describes itself as the master association for the village, run by Keystone Pacific Property Management from the recreation center at 108 Lamplighter. Membership is automatic and mandatory, board meetings normally fall on the third Wednesday of the month at 4:30 p.m., and the association's own footprint covers roughly three quarters of the City's Woodbury polygon, so which association an address answers to has to come from that address's documents.

            The association names seven pools: the Competition, Lagoon and Resort pools at the recreation center, and four satellite pools at Promenade Square, Peppertree Square, Cypress Square and Date Palm Square. It names twelve parks, among them Arbor Garden, Coral Tree Square, Laurel Square, Magnolia Square, Olive Grove, Palm Garden, Terrace Garden and Woodland Garden, and eight of them can be reserved by residents at no fee on a refundable deposit. Two City facilities sit inside the village as well: Woodbury Community Park at 130 Sanctuary, about 10.7 acres with the Woodbury Community Center, two lighted basketball courts, two ball diamonds, an unlit soccer field, two children's play areas and two picnic shelters, and the Trabuco Center at 3.2 acres. One campus stands inside the boundary, Woodbury Elementary at 125 Great Lawn, and the village feeds Irvine Unified from there to Jeffrey Trail Middle and on to Portola High, which graduates 94.6 percent of its students.

            History

            How Woodbury was built

            Woodbury was built on the last flat land the Irvine Ranch had left. The SWA Group planned about 1,400 acres here for the Irvine Community Development Company and described the site exactly that way, the final flat-land development within a ranch that James Irvine and three partners had assembled from 1864 and grown to roughly 93,000 acres. Until the 2000s this was farmland.

            The planning idea was a commons rather than a shopping center. The village was organized around a village common mixing retail, homes and offices, with a recreation center, a public community park and an elementary school built into it, and a landscape frame of four main entries, two green inner loops and a pedestrian esplanade running out to the retail center and the Jeffrey Open Space Trail, where the planting was done as California native meadow. The Commons itself covers about 30 acres. The design collected the Pacific Coast Builders Gold Nugget Grand Award in 2004 for best community site plan over 100 acres, and in 2005, a year after the village opened, the National Association of Home Builders named Woodbury the best master-planned community in America.

            Woodbury Elementary is the only Irvine Unified campus inside the village boundary, at 125 Great Lawn, and it enrolls 1,095 students in kindergarten through sixth grade on a year-round calendar. It feeds Jeffrey Trail Middle School, which names Woodbury first among its feeder elementary schools, and the district's 2026-27 map assigns the village to Portola High School. That last assignment carries a date on it: beginning Fall 2028, ninth-graders residing in the Woodbury community are assigned to Irvine High instead, so a buyer with a child now in elementary school is buying into the later answer. Portola High's own published description of its attendance area does not name Woodbury, so confirm a specific address with Irvine Unified before treating any assignment here as settled.

            What does a home in Woodbury sell for?

            The median was $1,425,000 across 39 closed sales between 12 January and 20 July 2026, at a median $773 a square foot on a median closed size of 1,800 square feet. Closings ran from $950,000 to $3,925,000. More than half of them, 21 of the 39, landed between $1 million and $1.5 million, while only 3 closed above $3 million, so a seller at the top of the village is working from very few recent comparables and should expect the appraisal conversation to be the hard one.

            Which schools serve Woodbury?

            Woodbury Elementary, at 125 Great Lawn inside the village, enrolls 1,095 students in kindergarten through sixth grade and reports 75 percent meeting or exceeding standard in English and 70 percent in math. It feeds Jeffrey Trail Middle School, which enrolls 1,049 students at 76 percent in English and 74 percent in math. The district's 2026-27 map assigns the village to Portola High School, which enrolls 2,693 students and reports a 94.6 percent graduation rate with 98 AP courses offered. From Fall 2028 the Woodbury high school assignment changes to Irvine High, which reports a 93.8 percent graduation rate with 71 AP courses. Attendance is set by address and the district revises boundaries, so check a specific address with Irvine Unified rather than relying on the village name.

            Why does Woodbury Elementary run a different school year?

            Because it is a year-round single-track campus. The school's own principal's message records that it was established as El Camino Elementary, relocated onto the Woodbury site in 2007 into a new facility, and runs a year-round calendar for kindergarten through sixth grade; the California Department of Education carries the same calendar designation and gives the school's official opening date as July 1, 1980, which is the El Camino lineage rather than the Woodbury building. In practice a household here works to a different set of vacation weeks from families at Irvine Unified's traditional campuses, which matters for childcare, travel and for siblings assigned to a traditional school.

            What can residents use at the recreation center?

            The association operates seven pools. The recreation center at 108 Lamplighter holds the Competition Pool, the Lagoon Pool and the Resort Pool, and four satellite pools sit at Promenade Square, Peppertree Square, Cypress Square and Date Palm Square. Access runs on photo key cards limited to two per residence, at $50 to replace one, and a member may bring up to six guests. No pool area or sport court can be reserved and both run first-come first-served, which is worth settling before buying a home here for the amenities. Cypress Square Pool is the single exception the association names, where a reserved area can be booked in one of two blocks for up to 20 outside guests on a refundable $300 deposit. These figures were read from the association's own site as it stood in April and May of 2025.

            Is there a public park in Woodbury?

            Yes. Woodbury Community Park at 130 Sanctuary is a City of Irvine park of about 10.7 acres, open 6 a.m. to 10 p.m. daily, carrying two lighted basketball courts, two unlit ball diamonds, an unlit soccer field, two children play areas, two picnic shelters and eleven picnic tables. The Woodbury Community Center on the same site rents its multipurpose room, kitchen, courtyard and picnic shelters, and three athletic fields there are separately reservable through the City. The City's parks layer places only that park and the 3.2-acre Trabuco Center inside the village boundary, so every other park named in Woodbury is an association park limited to residents and their guests.
