            About Shady Canyon

            The City of Irvine publishes Shady Canyon as a village in its own right, one polygon under that exact name, and its planning area layer covers 100 percent of it with Shady Canyon PA22. That boundary encloses 1,048.7 acres, which is 1.64 square miles, and the city's own parcel record inside the same line sums to 1,045.4 acres across 620 parcels. Two Estate Density Residential zoning polygons cover 99.7 percent of the ground between them. All of it sits in Council District 4 and all of it in the Irvine Unified School District, with no second district anywhere on the record.

            What that land is used for is the thing worth knowing first. Of the 620 parcels, 406 are residential lots taking 243.5 acres, about 23 percent of the village, while golf course parcels take 360.9 acres, landscape maintenance 305.7, open space 77.4 and private streets 44.9. Those 406 residential addresses sit on 24 streets, led by Canyon Creek with 58, Vernal Spring with 43, Golden Eagle with 40 and Prairie Grass with 38, and lot sizes run from 0.189 acres to 2.139. Access is controlled: the city's address record names a north gate house at 55 Shady Canyon Drive and a south gate house at 130, its gated entrance layer places five entrance points inside the boundary, and 99 parcels covering 44.9 acres are classified private street, which makes the roadway association property. No school stands inside the line, and University High is the assigned high school on the district's own stated area.

            History

            How Shady Canyon was built

            The decision that made Shady Canyon what it is was a decision not to build. The Irvine Company held city approval for 3,300 homes here and instead put up about 400, betting that enough buyers would pay a premium for large lots in a rustic setting ringed by preserved open space. The SWA Group, led by the landscape architect Sean O'Malley, master planned roughly 1,000 acres, and more than half the land was replanted with natives rather than the fast-growing eucalyptus and pine the era usually reached for: oaks and sycamores, dwarf coyote brush, toyon, Cleveland sage, prickly pear and beavertail cactus, chosen partly because their water content makes them a natural firebreak. For every acre developed there is an acre left protected.

            The Irvine Company dates the village to 2001, and interest was strong enough that most of the estate lots sold more than three years ahead of schedule. The Tom Fazio golf course runs to about 300 acres, takes in protected open space and preserved creeks, and is certified as an Audubon Cooperative Sanctuary. The village today is roughly 400 mostly custom homes, many of them behind interior gates, surrounded by around 16,000 acres of protected coastal open space.

Where the city draws its lines is the part buyers usually do not know: 303.7 of those 360.9 golf acres, including the whole 260.9 acre named parcel, sit outside the community association's boundary while staying inside the village boundary. Whether membership follows ownership is a question for the club, and one worth asking directly rather than assuming.

            All of them are Irvine Unified, and no campus stands inside the village. University High School serves grades 9 through 12 with 2,307 students, reports a 97.2 percent graduation rate and offers 90 AP courses, and the district states its area as southern Irvine below the San Diego Freeway from Jamboree Road east to Bake Parkway, naming Turtle Rock, University Park and Quail Hill. Shady Canyon sits inside that span and shares a border with both Turtle Rock and Quail Hill. Below high school the assignment is less settled. Rancho San Joaquin Middle School, with 860 students at 78 percent English and 74 percent math met or exceeded, is the middle school that every elementary campus bordering this village feeds.
