Two publishers draw the neighborhoods of Seal Beach and neither covers the city alone. The City of Seal Beach publishes a Residential Boundaries layer on its own public viewer, holding five named areas. The Orange County Fire Authority publishes seventeen evacuation zones for the city, whose own description field names eight areas including the three the city layer leaves out. Every shape below is one of those published polygons, used exactly as its publisher draws it, with acreage, addresses, parcels, street miles, zoning and flood zone measured against it. Together the eight hold 12,927 of the 15,407 addresses on the city's address layer. Seven entries across the two registers did not become pages. The fire authority splits Old Town into zones SLB01 and SLB02, and a third zone, SLB03, carries the jurisdiction code in place of a name. All three sit on ground the city draws as one area called Old Town, so the city's boundary is used and the splits are not given pages of their own. The fire authority's estimated population field is not published on any page here, because its seventeen zones sum to 34,962 residents against the 2020 Census count of 25,282 that the city publishes for the whole city. Orange County's Community Analysis Area layer draws the whole city as one polygon, its Planned Communities layer draws nothing inside Seal Beach, the city's council districts are numbered rather than named, and the only Census designated place nearby is Rossmoor, which lies outside the city limit. The city's layers also carry management contact details. Those are never published here.
