Overview
About Seaway Collection
Seaway Collection covers 18.1 acres and the city's address layer records 156 addresses inside it, across 160 mapped parcels. Seven streets run within the boundary and the bird naming holds throughout: Bluebird, Bob White, Cardinal, Cuervo, Nutcracker, Pinyon Jay and Wigeon. The city zones 13.1 acres Residential Medium Density, where the municipal code allows up to 18 units to the gross acre across townhomes, condominiums and smaller lot single-family homes, and its general plan layer gives a further 0.6 acres an open space designation.
At nine addresses to the acre the measured density sits in the middle of the fifty communities here. Capistrano Unified's own address locator assigns this ground to Oak Grove Elementary for TK through grade 5, then Aliso Viejo Middle and Aliso Niguel High. This is the northern edge of the city and campuses are further off than almost anywhere else in it: the nearest of any kind is 1.72 miles away, and the assigned high school is 3.28 miles.

How Seaway Collection was built
Bluebird, Bob White, Cardinal, Nutcracker, Pinyon Jay, Wigeon and Cuervo. Six English bird names and one Spanish one, because cuervo is the crow, which makes this the only street in the whole Audubon group to name its bird in the older language of the land. Seaway Collection is one of the neighborhoods inside Laguna Audubon, first developed in the late 1980s alongside Seacove Place, Seacrest Villas and Seagate Colony.
They are all named for John James Audubon, who spent the 1820s and 1830s documenting North American birds and published The Birds of America between 1827 and 1838, 435 hand colored life size prints covering 497 species. The Aliso and Wood Canyons Wilderness Park nearby is a designated wildlife sanctuary of about 4,500 acres carrying 137 species of nesting and migratory birds, opened on 31 March 1990 on 3,400 acres the Mission Viejo Company gave to Orange County in 1979.

FAQs
Common questions about Seaway Collection
How big is Seaway Collection, and how many homes are there?
Measured against the boundary the City of Aliso Viejo publishes, Seaway Collection covers 18.1 acres. The city's address layer records 156 addresses inside it, across 160 mapped parcels, which works out to nine addresses to the acre.
Which schools serve it?
Capistrano Unified's own address locator returns Oak Grove Elementary for TK through grade 5, then Aliso Viejo Middle and Aliso Niguel High, and it returns the same three at every interior point across the boundary. Oak Grove enrolled 569 students on the 2024-25 federal count and stands 2.05 miles from the boundary, Aliso Viejo Middle 803 at 2.25 miles and Aliso Niguel High 2,563 at 3.28 miles.
When was it subdivided?
Tracts 13621 and 13622 were both recorded on 22 December 1988, splitting the boundary 60 and 37 percent between them. Van Dell and Associates engineered both and Matthew E. Hoglund, licensed surveyor 5757, signed both. Fifteen of the fifty communities here carry an earlier first map. A recorded map dates the subdivision rather than the buildings on it.
What does the zoning allow?
The city zones 13.1 of the 18.1 acres inside the boundary Residential Medium Density, where the municipal code sets a ceiling of 18 units to the gross acre and describes the district as covering detached and attached single-family homes on smaller lots, duplexes, townhomes, apartments and condominiums. The general plan layer gives a further 0.6 acres an open space designation.
Who maintains the common areas?
The Aliso Viejo Community Association is the master association for the whole city and keeps the parks, greenbelts, parkways and slopes that lie outside the individual tracts. Nearly 25 percent of the city's land area is set aside as open space, most of it inside Aliso and Wood Canyons Wilderness Park.
