How Twelve Picket Lane was built
The name is the fence, and the theme holds: the three streets are Picket Lane, Nantucket Lane and Bluff Cove Drive. Nantucket lies about thirty miles south of Cape Cod and was the dominant whaling port of the eighteenth century; the National Park Service calls it the finest surviving architectural and environmental example of a late eighteenth and early nineteenth century New England seaport town. The houses here were built to match, in a Cape Cod style, 188 of them on 16.1 acres in 1999.
That was near the end of Aliso Viejo's building. The county had approved the master plan in 1979, the first homes sold in March 1982 and the first residents arrived that November, and by 1999 the city was almost complete but still unincorporated. It became Orange County's thirty fourth city on 1 July 2001, on a 93.3 percent yes vote, with more than 40,000 people already living here.

Common questions about Twelve Picket Lane
How big is Twelve Picket Lane, and how many homes are there?
Measured against the boundary the City of Aliso Viejo publishes, Twelve Picket Lane covers 16.1 acres. The city's address layer records 188 addresses inside it and its parcel layer records a single parcel underneath them all, which works out to twelve addresses to the acre.
What form does the housing take?
The city's record points to attached housing. All 188 addresses sit on one mapped parcel, one of only eight such communities among the fifty here, and the ground is zoned Residential Medium Density, which the municipal code describes as covering detached and attached single-family homes on smaller lots, duplexes, townhomes, apartments and condominiums at up to 18 units to the gross acre.
Which schools serve it?
Capistrano Unified's own address locator returns Don Juan Avila Elementary for TK through grade 5, then Don Juan Avila Middle and Aliso Niguel High, and it returns the same three at every interior point across the boundary. Both Don Juan Avila campuses are 0.46 miles off, the elementary with 672 students and the middle school with 863 on the 2024-25 federal count. When was it subdivided?
Tract 15657 was recorded on 8 July 1998 and covers the whole boundary. Only four of the fifty communities on this site carry a later first map. A recorded map dates the subdivision rather than the buildings on it.
