Overview
About Founders Walk
Founders Walk covers 14.4 acres and the city's address layer records 193 addresses inside the boundary across 194 parcels, on 0.99 miles of street. All 14.4 acres carry the Planned Development zone, which is the designation the city uses where a whole neighborhood is approved as one scheme rather than lot by lot.
Seventeen street entries run inside on sixteen distinct names, because Rehnborg is written two ways in the city's own layer, and the names come out of the city's founding record: Jaynes, Hasson, Warren, Travis, Bixby, Cordelia, Culp, Koehler, Nieto, Preston, Rehnborg, Southerland, Stocton, Walter, Webber and Wilcox. Mail carries the 90621 zip code, and the neighborhood feeds Charles G. Emery Elementary, Gordon H. Beatty Middle and Buena Park High.

How Founders Walk was built
Founders Walk is the youngest neighborhood in Buena Park by a wide margin. It was built in 2006, a gated community of about 192 Mediterranean style townhomes stacked three stories over a two car garage, on roughly 14 acres of former industrial land off Dale Street just south of Artesia. The Metrolink platform is a few minutes on foot, which is a thing no other neighborhood in the city can say, and the site has a pool, a clubhouse and a bocce court rather than the front lawns of the 1950s grids around it.
The street names are the point. Jaynes is Isaac DeLoit Jaynes, who took over the house Andrew Whitaker built in 1887 and gave it the double name it still carries as the Whitaker-Jaynes Estate. Nieto is Manuel Nieto, who received the 1783 Spanish grant this ground came out of, and whose heirs created Rancho Los Coyotes in 1834. Walter and Cordelia are Walter and Cordelia Knott, who leased ten acres here in 1920 and left the Whitaker-Jaynes house a room full of family belongings. Travis is Grady Travis, the city's first mayor when it incorporated on 27 January 1953. Bixby, Culp, Hasson, Koehler, Preston, Rehnborg, Warren, Webber and Wilcox fill out the roll.

Travis was Grady Travis, the city's first mayor.
What does Planned Development zoning mean here?
All 14.4 acres carry it. It is the designation the City of Buena Park uses where a whole neighborhood is approved as a single scheme rather than lot by lot, and three of the twenty eight neighborhoods in this guide sit under it: Founders Walk, Lakeside and University Gables.
