San Tract holds more addresses than any other neighborhood the City of Buena Park draws, 2,225 across 2,198 parcels on 505.7 acres, with 18.42 miles of street inside the boundary, more than twice the length of any other in this guide but Bellehurst and Flower. Lots run to a median of 0.14 acres and the city zones 364.7 acres for 6,000 square foot one family residential lots.
Seventy of the seventy three street names begin with San, from San Adriano and San Alano through San Diego, San Francisco and San Joaquin to San Ysidro and San Yuba; Crescent Avenue, Holder Street, Hoffman, Knott and Valley View are the exceptions. San Marino Park sits wholly inside the boundary, 6.4 acres at 6200 San Rolando Circle. The neighborhood straddles a school line: most of it feeds Buena Terra Elementary, Walker Junior High and John F. Kennedy High, and the eastern part feeds San Marino Elementary, Orangeview Junior High and Western High.

How San Tract was built
This is the largest neighborhood in Buena Park and the most single minded. More than seventy streets, 506 acres, roughly 2,225 addresses, and almost every street begins with San: San Adriano, San Benito, San Carlos, San Diego, San Francisco, San Gabriel, San Joaquin, San Lorenzo, San Marcos, San Miguel, San Pedro, San Rafael, San Ramon, San Simeon, San Ysidro. Male saints, most of them, and a good many of them doubling as California towns and missions.
Read the list alphabetically and the neighborhood explains how it was built. The San A names sit together, then the San B names, then the San C names and so on, block by block, because each letter went in as its own phase and the naming ran down the alphabet as the grading crews moved across the fields. The lots are the standard Orange County postwar size, near a seventh of an acre, and Valley View, Knott and Holder frame the whole thing.

Elementary is split, most of the boundary in Buena Terra Elementary's area with 627 students in grades K to 6 and the rest in San Marino Elementary's with 465 in grades K to 6, middle school is split, most of the boundary in Walker Junior High's area with 890 students in grades 7 to 8 and a small corner of it in Orangeview Junior High's with 612 in grades 7 to 8, and high school is split, most of the boundary in John F. Kennedy High's area with 1,983 students in grades 9 to 12 and a small corner of it in Western High's with 1,446 in grades 9 to 12.
