            Broadmoor Hills

Fifty-two houses on four streets, recorded on a single 1967 map and finished by 1969.

            Overview

            About Broadmoor Hills

Broadmoor Hills is one of the smaller detached communities in the district, covering 16 acres with 52 addresses on 54 parcels. Four streets serve the whole of it: Lighthouse Lane, Blue Water Drive, Island View Drive and Salt Air Circle. The city zones 13.4 acres R-1-6000 for single unit housing and gives the remaining 2.6 acres the Open Space designation, so roughly one acre in six is held open.

The 4.06 acre San Joaquin Hills Park and Lawn Bowling Center sits 60 feet from the boundary, the 11.54 acre Lincoln Athletic Center 137 feet away and the 9.45 acre Civic Center Park 190 feet away. None of the ground sits inside the Coastal Zone and the whole boundary is in FEMA flood zone X. The median parcel measures 0.242 acres. Harbor View Elementary serves the community and enrolled 344 students on the 2024-25 federal count. For the city's own administration the city places it in evacuation zone 47, park service area 11, census tract 626.42.

            History

            How Broadmoor Hills was built

The county carries construction years on 51 houses inside the boundary, 50 of them reading 1967 and the record stopping at 1969, so the whole community went up in about two building seasons. Four short streets serve 52 houses and none of them carries through traffic: Lighthouse Lane, Blue Water Drive, Island View Drive, and Salt Air Drive with its circle. They are names about the sea given to a place a mile inland that looks at it. The association keeps a common pool and picnic area, and roughly one acre in six inside the boundary is held as open space rather than built on.

The Broadmoor name is shared with Harbor View Broadmoor, the association immediately downhill, whose layout was recorded fifteen months earlier and whose houses all date to 1966. The two were drawn as neighbors and still read as one piece of the same 1960s hillside.
