            Channel Reef occupies 1.2 acres on the harbor side of Ocean Boulevard and holds 47 addresses on 48 parcels, and every one of those 47 addresses carries a unit designator on the city record. Ocean Boulevard is the only street name inside the boundary. At 39.2 addresses to the acre it is the densest of the twenty-four boundaries in this district, and the certified Local Coastal Program puts it in a band of 30 to 39.9 dwellings per acre, the highest band the district carries.

            The association is gated. All 1.2 acres sit inside the Coastal Zone and all of it is designated for short term lodging, with a height limit written as 28 feet flat and 33 feet sloped. The whole boundary is in FEMA flood zone X. The 2.05 acre Begonia Park lies 674 feet away, the 0.87 acre Lookout Point 688 feet away and Corona del Mar State Beach 763 feet away. Harbor View Elementary serves the community and enrolled 344 students on the 2024-25 federal count. For the city's own administration the city places it in evacuation zone 44, park service area 10, census tract 627.01.

            History

            How Channel Reef was built

            Channel Reef stands on the harbor side of Ocean Boulevard, directly above the entrance channel, and that channel is the single piece of engineering that made modern Newport Beach. Before it was finished the entrance was a sandbar with a reputation for drowning people, and the water outside it produced what was reckoned the best surf on the mainland. Between 1934 and 1936 the entrance was dredged and both jetties were driven further out to make it navigable. It worked, and it also ended the surf. In August 1935 a Santa Ana paper wrote that the riders of the foam flecked surf would be seen no more at Corona del Mar. What was lost off this bluff reappeared as the Wedge on the opposite side of the channel.

            The building came a generation after the channel it looks at. Channel Reef was built in 1963, 48 units on six levels stepping down the bluff below Ocean Boulevard, with boat slips on the water, a saltwater pool at the bottom and a gate at the top. It is a mid century waterfront building of a kind that was briefly common on this coast and is now almost impossible to repeat: the height limit the city applies to this ground today is 28 feet on a flat lot and 33 feet on a slope.
