            Corolido

Seventy-two addresses stacked over twenty-four legal lots at the corner of Seaward and Morning Canyon.

            Overview

            About Corolido

Corolido covers 3.3 acres where Seaward Road meets Morning Canyon Road and holds 72 addresses on 24 parcels, which is three front doors to every legal lot. Shorecrest Lane serves the interior. The city zones the whole boundary RM-6000, multi-unit residential on a 6,000 square foot minimum lot, and the certified Local Coastal Program gives it a density band of 20 to 29.9 dwellings per acre.

All 3.3 acres sit inside the Coastal Zone and all of it is designated for short term lodging, so both the coastal permit path and the lodging designation apply across the whole polygon. OCTA stops the bus on Coast Highway at Morning Canyon inside the footprint. The 2025 state fire map rates 1.6 acres High and 1.6 acres Moderate. Harbor View Elementary serves the community and enrolled 344 students on the 2024-25 federal count. For the city's own administration the city places it in evacuation zone 45, park service area 10, census tract 627.02.

            History

            How Corolido was built

Corolido stands where Seaward Road meets Morning Canyon Road, on the canyon side of Corona del Mar. The whole shelf between Morning Canyon and Buck Gully was laid out in 1949 as Corona Highlands, and Shore Cliffs went in across the road at the start of the 1950s. Before that it was Irvine Ranch, grazing land running down to the sea, part of the Rancho San Joaquin grant that James Irvine consolidated in 1875.

The three acres that became Corolido were built at the end of that first wave, between 1958 and 1960, and they were built differently from everything around them. There are 72 front doors here on 24 legal lots, three units to a lot, on ground the city still zones for multiple units. That is why the corner reads as apartments and townhouses while the streets uphill read as single family houses on quarter acre lots.

            FAQs

            Common questions about Corolido

Why are there 72 addresses on 24 parcels?

The ground is held in condominium form, so several dwellings share each legal lot. The city address layer records 72 addresses and its parcel layer 24 parcels inside the 3.3 acre boundary.

Can a home here be rented short term?

The city designates the whole 3.3 acres for short term lodging. The city permit register is the authority for any specific address. The register draws the association as two lot polygons covering 3.3 acres. Closing the street rights of way between them gives a footprint of 3.6 acres, which is the shape drawn on the district map.

            When was it built?

Around 1960. Tract 2758 was recorded on June 15, 1959 and 21 of the 24 county dated parcels inside the boundary read 1960.

Is it inside the Coastal Zone?

Yes, entirely. All 3.3 acres sit inside it, so exterior work can require a coastal development permit alongside the city approval.

            Which schools serve it?

Harbor View Elementary, then Corona del Mar Middle and Corona del Mar High, at all 7 addresses tested inside the boundary. Upper Buck Gully at 299.84 acres is the nearest city park to the boundary, 1,219 feet from it.
