Eight streets serve it: Goldenrod Avenue climbing up from the grid below, then White Sails Way, Harbor View Drive, Ebbtide Road, Pebble Drive, Sea Lane, Setting Sun Drive and Sandpiper Drive. Zoning is R-1-6000 over 37.5 acres, single unit residential on a 6,000 square foot minimum lot, and the median parcel measures 0.246 acres.

            Three city parks sit within a few hundred feet of the boundary: Civic Center Park at 9.45 acres and 179 feet away, Grant Howald Park at 7.86 acres and 302 feet away, and Jasmine Creek Park at 345 feet. None of the ground sits inside the Coastal Zone and none is designated for short term lodging. The 2025 state fire hazard map rates none of it, and the whole boundary sits in FEMA flood zone X. Harbor View Elementary serves the community and enrolled 344 students on the 2024-25 federal count.             History

            How Harbor View Hills was built

            Everything uphill from the village grid stayed Irvine Ranch land. Harbor View Hills opened on that slope in 1959 and filled almost immediately: of the homes the county carries a construction year for inside this boundary, 144 of 146 date from the 1960s and 84 of them read 1960. The original section is the one that ends up here, on White Sails Way, Sea Lane, Ebbtide Road, Pebble Drive, Sandpiper Drive and Setting Sun Drive, with Goldenrod Avenue climbing in from the grid below.

            Buyers in Corona del Mar still hear three names for this hillside, because it was built as three separate builder tracts. This association is the first of them, the one agents call Harbor View Original, and its houses date from about 1960 to 1962. The two later tracts went up through the middle and end of the 1960s on the streets to the south.

            Winston I. Keerl signed all three recorded maps: Tract 2202 on November 10, 1959, Tract 3542 on December 9, 1959 and Tract 3660 on April 13, 1961. The register draws the association as ten lot polygons covering 37.9 acres. Closing the street rights of way between them gives a footprint of 49.4 acres, which is the shape drawn on the district map.

            Which schools serve it?

            Harbor View Elementary, then Corona del Mar Middle and Corona del Mar High. The district locator gave that answer at all 34 addresses tested inside the boundary.

            No. The city records it as not gated and none of its 1.7 miles of street inside the footprint appears on the private streets layer.
