Overview
About Los Caballeros Warner Condominiums
Los Caballeros Warner Condominiums holds 123 addresses on 4.43 acres fronting Warner Avenue, with 122 of them separately assessed. The county records two bedrooms on all 122 assessed homes and a median building area of 970 square feet, the only community of the 28 here where the assessor's bedroom count does not vary. The city's landscape survey maps two swimming pools inside the boundary.
The general plan designates the whole site Specific Plan, so density comes from the plan adopted for the site rather than a citywide range, and FEMA places all of it in Zone X as an area with reduced flood risk due to levee. Garden Grove Unified files this land in study area 141A of its own school locator, which feeds Mamie L. Northcutt Elementary, Stephen R. Fitz Intermediate and Los Amigos High.

How Los Caballeros Warner Condominiums was built
The name is Spanish for the horsemen, and it is borrowed from the Los Caballeros sports club, founded on Newhope Street in 1977 as a private membership club on about twelve acres and now one of the largest racquet and fitness clubs in the county. These 123 homes stand on Warner Avenue rather than beside the club, were built in 1988 and 1989, run mostly to two bedrooms, and have two pools of their own on four and a half acres.
The oldest thing in the city sits a mile or so from here in Heritage Park: a water tank house built in 1898 for the Courreges ranch and moved there in one piece from Talbert Avenue and Newland Street. Roch Courreges had come out from a Basque landowning family alone at sixteen in 1867, failed at gold, and started a sheep ranch in 1878 on eighty acres known as The Bluffs.
