            Pacific Shores

Twenty-four acres recorded in 2008 and built out after the recession, with a two-acre city park inside its own line.

            Overview

            About Pacific Shores

Pacific Shores covers 23.8 acres measured against the city's published boundary and holds 201 residential addresses among the 286 the address layer records inside the line. The assessor classes all 201 as condominium units, and the layer still types 81 addresses as residential vacant land, which is the record of a community finished later than its map. Twelve named streets serve the homes across 1.41 miles, most of them given first names: Noelle, Abigail, Hayley, Rebecca, Avery, Kate and Eleanor among them.

Bauer Park, 2.04 acres on the city park layer, sits inside the boundary, and Edison Park lies within 250 meters. City zoning reads 84.6 percent residential medium density with 8.6 percent open space, 5.1 percent industrial limited and 1.6 percent storm channel, which is a more mixed frame than most communities here carry. The assessor's median building is 2,584 square feet, with the tenth to ninetieth percentile band running wide from 1,472 to 4,200, so the plans vary more here than in most of the register. A narrow 2.6 percent of the boundary falls inside the Coastal Zone appeal jurisdiction, in appeal zone 5.

            History

            How Pacific Shores was built

Pacific Shores is 201 homes on about 24 acres, all of them finished between 2010 and 2014. The street names, Noelle, Kendall, Abigail, Hayley, Hibiscus and Sage, are the gentle first name naming that builders had settled on by then, and they carry no information about the place at all.

The place is worth knowing about anyway. This is the south end of the city, near the mouth of the Santa Ana River, on the same coastal plain that produced lima beans, asparagus, peppers, celery and sugar beets before the derricks arrived. The Huntington A-1 well began producing on 24 May 1920, by October 1921 the field held 59 wells making roughly 16,500 barrels a day, and by 2000 it had given up more than a billion barrels. California Resources Corporation still operates it.

            Common questions about Pacific Shores

            When was Pacific Shores built?

Between 2010 and 2014. The recorded map, TR 16733, was filed on 13 November 2008, but the assessor dates every one of the 201 homes to the 2010s with a median year built of 2013, so building started about two years after the map and ran for five.

            Are the homes condominiums?

Yes. The assessor classes all 201 residential addresses inside the boundary as condominium units. The median building is 2,584 square feet, with a wider spread than most communities here: the tenth to ninetieth percentile band runs from 1,472 to 4,200 square feet.

Is there a park in Pacific Shores?

Yes. Bauer Park, 2.04 acres on the city park layer, sits inside the community boundary. Edison Park lies within 250 meters of the line.

            How big is Pacific Shores?

Measured against the boundary the City of Huntington Beach publishes, it covers 23.8 acres. The city address layer records 286 addresses inside it, 201 of them residential, on twelve named streets running to 1.41 miles. Eighty-one addresses are still typed as residential vacant land.

            Which schools serve Pacific Shores?

Huntington Beach Union High School District's published attendance boundary places the whole community in the Edison High area. Huntington Beach City School District's own locator returns S. A. Moffett Elementary and Isaac L. Sowers Middle, agreeing at all three interior points tested.
