Twenty acres inside the Holly-Seacliff plan area, eighty-three homes, and half a mile of street between them.

            Overview

            About Port Ivy at Peninsula

Port Ivy at Peninsula covers 20.0 acres measured against the city's published boundary and sits entirely inside the Holly-Seacliff Specific Plan area. The address layer records 99 addresses inside the line and types 83 as residential, all classed single-family by the assessor with no unit designators. Five named streets serve them across just 0.57 miles, the shortest street network of any community on this register: Ashbury, Park Royal, Oakhurst and Fremont circles off Beckonridge Lane.

The boundary fills 67.7 percent of its own convex hull, so the ground wraps rather than blocks. The assessor's median building is 3,122 square feet with a tenth to ninetieth percentile band of 2,794 to 3,528, on a median lot of 6,789 square feet, and 49 of the 85 dwellings carry a pool. City zoning reads the whole boundary as specific plan designation and the general plan designates 78.6 percent of it residential low density. The community sits outside the Coastal Zone appeal jurisdiction, Discovery Well Park lies within 250 meters, and the bus stop layer records no stop inside the boundary or near it.

            History

How Port Ivy at Peninsula was built

Port Ivy is part of the ridge of late 1990s neighborhoods built on retired oil ground above the coast. For most of the twentieth century this was working field. The Huntington Beach Company, wholly owned by Chevron, held much of the land, and the field beneath it started with the Huntington A-1 well on 24 May 1920. Inside eighteen months there were 59 wells producing roughly 16,500 barrels a day, and the town changed shape around them. Homes that stood in the drillers' way were physically moved six miles north in 1921 and 1922, which is how Midway City was founded.

The 83 homes here were all finished in 1997 and 1998, on about 20 acres. Beckonridge Lane, Ashbury Circle, Park Royal Circle, Oakhurst Circle and Fremont Circle make up the whole street plan, a compact loop rather than a grid, which is how subdivisions of that decade were drawn.
