About The Seagate Master Association
The Seagate Master Association covers 66.2 acres measured against the city's published boundary, of which 88.7 percent sits inside the Holly-Seacliff Specific Plan area. The address layer records 211 addresses inside the line, 153 typed residential, on ten named streets running to 2.04 miles. No address carries a unit designator and the assessor classes all 154 dated dwellings as single-family residential. Two pieces of city park land fall inside the boundary and they are substantial: Baca Park at 14.35 acres and Green Park at 4.04, together about 28 percent of the community's whole area.
The housing is close to uniform. The assessor's median building is 2,332 square feet with a tenth to ninetieth percentile band of 1,800 to 3,077, on a median lot of 5,122 square feet, and 42 homes carry a pool. City zoning reads the ground 87.2 percent specific plan designation, with the general plan splitting it 54.1 percent residential low density and 23.0 percent residential medium density. The boundary is the least compact in the top ten here, filling 52.7 percent of its own convex hull, which is what happens when a master association wraps around parkland. The whole community sits outside the Coastal Zone appeal jurisdiction, and Huntington Central Park lies within 250 meters to the east and west.

How The Seagate Master Association was built
Seagate sits on the ridge inland of the coast highway, on ground the Huntington Beach Company held for oil through most of the twentieth century. The field under it began with the Huntington A-1 well on 24 May 1920, and by October 1921 it carried 59 producing wells making around 16,500 barrels a day. Houses that stood in the way were moved six miles north in 1921 and 1922 to lots that became Midway City.
Seagate is a product of the last building era rather than that one. Of its 153 homes, 152 date to 1997 and 1998, spread across about 66 acres, which is generous ground for the count. The streets read as English village, Ashford, Fairfax, Sherwood, Bentley, Ashley and Garnet.
