            About Monarch Point

            Monarch Point covers 107.4 acres and holds 160 addresses on 189 parcels, at a median lot of 0.211 acres. Eleven named streets run 1.61 miles inside the boundary, with Isle Vista carrying 0.82 miles of that on its own, and every name looks seaward: Ocean Way, Sea Shadows Way, Azure Sea, Misty Sea Drive, Oceanbreeze Way, Channel View, Skyview Way and Seaway Drive. The whole 96.2 acres of non-street ground sits inside the South Laguna Specific Plan rather than a standard city zone.

            The ground runs from 608 feet to 808 feet and drains entirely to Salt Creek. The 2025 fire hazard layer rates 106.7 of the 107.4 acres Very High, and the city records fuel modification on 64 parcels. The city's park layer places Badlands inside the boundary, covering 3.4 acres of it, with two trailheads and half a mile of the Laguna Ridge Trail. The association's own record with the city lists a clubhouse, spa, pool, tennis and racquetball, and the Open Space Inventory covers 68.3 acres here, 43.6 of them recorded as natural area.

            History

            How Monarch Point was built

            The Monarch names in this part of the city all point downhill to Monarch Bay on the coast, and Monarch Bay is not in Laguna Niguel. The Laguna Niguel Corporation built Monarch Bay, one of the first two neighborhoods the company finished, complete by 1962 along with Niguel Terrace, 565 homes between them. But from 1977 to 1986 Laguna Niguel and Dana Point argued over the coastal strip, residents of Monarch Beach voted 61 percent to join Dana Point, and Laguna Niguel's lawsuit failed. The city incorporated on 1 December 1989 without it.

            So Monarch Point looks at water it does not own. Nearly every one of its eleven streets is named for the view: Ocean Way, Sea Shadows Way, Azure Sea, Misty Sea Drive, Oceanbreeze Way, Channel View, Skyview Way and Seaway Drive, with Isle Vista running most of the length. The ground runs from 608 feet to 808 feet and sits inside the South Laguna Specific Plan rather than a standard city zone. Monarch Point itself is much later work, laid out under maps recorded between 1984 and 1987, when this was still unincorporated county ground.
