            Overview

            About Village Niguel Heights

Village Niguel Heights covers 70.7 acres and holds 423 addresses on 431 parcels, at a median lot of 0.097 acres, among the tightest in the city. Eighteen named streets run 2.16 miles inside the boundary and one cluster of them is drawn straight from the gold rush: Goldrush Ridge, Motherlode Court, Nugget Falls, Silver Spur, Lodestone Trail, Opal Hill and Agate Canyon. The city's zoning layer gives 27.1 acres to Single Family District 4 and 15.3 acres to attached residential, with 13.6 acres open space.

This is the lowest ground under any community boundary the city draws. The parcel layer records elevations from 192 feet to 249 feet, and every parcel inside drains to Aliso Creek. The 2025 fire hazard layer rates 68.8 of the 70.7 acres NonWildland and the remaining 1.9 acres Moderate, and the flood layer places the whole boundary in zone X. Village Niguel Heights names Country Village Community Association as its master on the city's HOA layer, alongside Village Niguel Gardens, the two Village Niguel Terrace associations and Casa La Paz.

            History

How Village Niguel Heights was built

One run of streets here is a gold rush in miniature: Goldrush Ridge, Motherlode Court, Nugget Falls, Silver Spur, Lodestone Trail, Opal Hill and Agate Canyon. The heights in the name are relative, because the city's record puts the ground inside the boundary between 192 feet and 249 feet, and every home drains to Aliso Creek.

The Laguna Niguel Corporation began the modern town in 1959 with a plan by the Viennese architect Victor Gruen, AVCO Community Developers took over in 1971, and the city incorporated on 1 December 1989. Village Niguel Heights spans that whole later stretch: the city's record runs its years built from 1969 to 1999 with a median of 1989, and 94 homes carry that year. It names Country Village Community Association as its master.
