How Village Niguel Terrace II was built
Niguel Terrace was among the first neighborhoods the Laguna Niguel Corporation finished, complete by 1962 along with Monarch Bay, 565 homes between them, at a point when the whole development had fewer than a thousand residents. Village Niguel Terrace II is much later work: Shapell Industries recorded tract 12846 for condominium purposes on 13 July 1987, surveyed by Douglas O. Foster of Keith Engineering, while this was still unincorporated county land. The name comes from that beginning.
The corporation had been formed in 1959 by Cabot, Cabot & Forbes and Paine Webber, which bought the Daguerre share of the old Moulton ranch, went public that April raising 8.2 million dollars, and hired the Viennese architect Victor Gruen to draw a 7,100 acre town plan with close to a third of the developable land in parks and open space. Gruen had designed the first enclosed shopping mall in the United States, opened in Minnesota three years earlier. AVCO Community Developers bought the corporation in 1971.
