Overview
About Baja Finisterra
Baja Finisterra covers 11.1 acres and records 118 addresses, every one with a unit designator, on a single parcel. Three ways serve it, Blascos, Orbita and Poveda, running 0.61 miles inside the boundary. The general plan carries all 11 classified acres at 6.5 to 14 homes an acre under Residential Planned Development zoning.
The whole boundary sits in flood zone X. Saddleback Valley Unified serves it, and the district assigns campuses through an address locator rather than a published boundary map, so confirm the campus for a specific address at svusd.org before it matters to an offer.

How Baja Finisterra was built
Baja means lower, and this is one of three Mission Viejo developments carrying a piece of the name Finisterra, land's end, alongside Alta Finisterra and Finisterra itself. Where those two sit in the central and northern parts of the city, Baja Finisterra sits farther south, at the edge of the Mission Viejo Country Club, inside the Saddleback Valley Unified school boundary rather than the Capistrano Unified boundary that covers its two namesakes.
The 118 condominium units here were built around 1980, and the homeowners association was formally created in 1981. Like its namesakes, the design leans Spanish, and the community sits within reach of Saddleback College and Florence Joyner Olympiad Park, the park the city later dedicated to its Olympic athletes.

FAQs
Common questions about Baja Finisterra
Who developed Baja Finisterra?
The Mission Viejo Company. Its name appears in the owner's certificate on Tract 8805, recorded in September 1979 and signed by two of the company's vice presidents the previous April.
How many homes are here?
The city's address layer records 118 addresses inside the 11.1 acre boundary, and all 118 carry a unit designator. They sit on one parcel, which is how a condominium subdivision reads on the county's parcel map.
Are Oso Parkway and Marguerite Parkway public streets?
Yes. Tract 8805 dedicates both to the public, along with Via Angelina, and relinquishes vehicular access rights along the two parkways except at driveway locations. The interior driveways were recorded as private.
Which schools serve Baja Finisterra?
Saddleback Valley Unified. The district assigns campuses through an address locator rather than a published boundary map, so confirm the campus for a specific address with the district at svusd.org.
Has the land been resubdivided?
No later tract map has been recorded inside the boundary. Tract 8805 still governs the whole community, and the only later document on its face is a map correction filed in October 1981.
