Overview
About Califia
Califia covers 169.6 acres and records 703 addresses on 703 parcels, one home to a lot, with a median lot of 0.12 acres. Thirty-four streets run 5.24 miles inside the boundary and almost every one carries a Mediterranean place name: Catalonia, Corsica, Majorca, Malaga, Marsala, Milano, Monte Carlo, Ravenna, San Remo, Verona, Via Roma and Vicenza among them. All 169.2 classified acres sit at 3.5 to 6.5 homes an acre.
The whole boundary lies in flood zone X. Capistrano Unified serves it, and the district's address locator returns the same assignment at every interior point tested: Bathgate Elementary, which enrolled 570 students on the 2024-25 federal count, then Fred Newhart Middle at 1,105 and Capistrano Valley High at 1,991.

How Califia was built
Califia takes its name from Calafia, the fictional pagan warrior queen of Garci Rodriguez de Montalvo's 1510 Spanish romance Las Sergas de Esplandian, who ruled an island of Black women warriors and rode into battle with trained griffins. Montalvo called her island California, and scholars consider his invented name, drawn from the same root as the word caliph, the likely source of the real California's name a few decades later, when Spanish explorers mapping the coast reached for something to call what they found. It is a fitting name for a Mission Viejo neighborhood that sits inside a small cluster of tracts, Califia, California Colony, California Court and California Terrace, that all took the state's own name as their own.
The homes here went up mostly from 1989 into the 2000s, part of the Mediterranean and traditional-style construction that filled the hillsides in the later stretch of Mission Viejo's build-out. The Califia Homeowners Association today covers roughly a thousand single-family residences, one of the larger single associations in a city where the 1964 master plan, and the Spanish and mission design guidelines James Toepfer wrote for it, still shaped how a subdivision looked and what it got called decades after the first ground broke on the O'Neill family's ranch.

FAQs
Common questions about Califia
How big is Califia?
169.6 acres, measured against the boundary the City of Mission Viejo publishes, with 703 addresses on 703 parcels. That makes it the fifth largest of the fifty communities in this guide by area.
Who mapped Califia?
Crosby and Associates Inc., with James E. Crosby signing as registered civil engineer 13557. Eight of the nine recorded maps inside the boundary carry his signature, filed across 1988 and 1989.
Why are the streets named after Mediterranean towns?
The recorded maps laid them out that way. Tract 12923 alone carries Vicenza Court, Majorca Way, Miramonte Drive, Monte Royale Drive, Catalonia Court and Via Roma, and the pattern continues through the rest of the community on Corsica, Malaga, Marsala, Ravenna, San Remo and Verona.
Which schools serve Califia?
Capistrano Unified, and the district's address locator returns Bathgate Elementary with 570 students, Fred Newhart Middle with 1,105 and Capistrano Valley High with 1,991 at every interior point tested.
Who maintains the common areas?
Tract 12923 states that its lettered lots are not separate building sites and are granted in fee to the homeowners association for that tract. The companion Crosby maps inside Califia follow the same arrangement.
