            About Emerald Point

            Emerald Point covers 22.7 acres and records 239 addresses on two parcels, 237 of them with a unit designator. Eight streets serve it and seven of them are flowers: Begonia, Daffodil, Iris, Jasmine, Lilac, Orchid and Poppy, with Park Terrace the eighth, running 0.92 miles inside the boundary. The general plan puts 22.1 acres at 6.5 to 14 homes an acre and half an acre at 14 to 30.

            The whole boundary lies in flood zone X. Capistrano Unified serves it, and the district's address locator returns Carl Hankey Elementary at 284 students, Carl Hankey Middle at 181 and Capistrano Valley High at 1,991 from every interior point tested. Emerald Point is one of only two communities in this guide fed by the Carl Hankey campuses.

            History

            How Emerald Point was built

            Emerald Point, often spelled Emerald Pointe on its own condominium listings, went up in two phases in south Mission Viejo near Cordova Park: 108 units in 1986, then a second phase of 137 more units in 1989, both built in a contemporary style rather than the Spanish look found in much of the rest of the city.

            Membership in Lake Mission Viejo comes with the address. The Mission Viejo Company began building the lake in October 1974, damming Oso Creek to create 124 acres of water, and opened it to association members on June 3, 1978. Lake membership became mandatory for any home built after April 1977, so both phases of Emerald Point, finished nearly a decade and more than a decade after that cutoff, belonged to the lake association from the day their first owners moved in, with the boating, fishing and beach at Playa del Norte that came standard for a mid-1980s Mission Viejo address.
