Overview
About Painted Trails
Painted Trails covers 91.5 acres and records 486 addresses, 221 of them with a unit designator, across 266 parcels at a median lot of 0.099 acres. Twenty three streets run 2.46 miles inside the boundary, among them Arborside, Autumn Leaf, Copperstone, Goldbriar, Hollyhock, Moonstone, Shadebough, Sienna, Stardance, Stargazer, Trailblazer and Winterberry. The general plan carries 84.3 acres at 6.5 to 14 homes an acre, 4.3 acres as recreation and open space and 2.8 acres as transportation corridor, the only community in this guide with corridor ground inside it.
The whole boundary lies in flood zone X. Saddleback Valley Unified serves it, and the district assigns campuses through an address locator rather than a published boundary map, so confirm the campus for a specific address at svusd.org before it matters to an offer.

How Painted Trails was built
Painted Trails sits at the northeastern edge of Mission Viejo off El Toro Road, where the developed street grid gives way to canyon country and a drop toward O'Neill Regional Park. Its tract maps were recorded in 1999 and 2000 and its houses date from 1999 to 2001, decades after the original Mission Viejo Company neighborhoods to the west had already sold out. Copperstone, one of the neighborhoods that make up Painted Trails, went up house by house on what had been open hillside.
By 2000 Mission Viejo had been an incorporated city for over a decade, and the steep ground on its eastern flank, the kind of terrain the original 1960s master plan had judged too difficult to grade and left for later, was still open for a builder to finish. That makes Painted Trails a later-generation pocket of the city: its streets curve around the canyon drop toward O'Neill Regional Park rather than following the mission-style grid the O'Neill family's original planners laid out decades earlier on the flatter ground to the west.

FAQs
Common questions about Painted Trails
When was Painted Trails built?
Between 1999 and 2000, which makes it the most recently recorded of the fifty communities in this guide. Five tract maps were filed in 1999 under James R. Crawford and a sixth in 2000 by Hunsaker and Associates of Irvine.
What kind of homes are in Painted Trails?
The city's record shows a mix. Of 486 addresses, 221 carry a unit designator and the rest do not, across 266 parcels, so attached and detached ground sit inside one boundary at a median lot of 0.099 acres.
Why does the map carry satellite coordinates?
Because it was surveyed in 1998. Tract 15787 records a datum statement and a list of satellite control point locations tied to the California coordinate system, a method that did not exist when the earliest maps in this guide were drawn in the late 1960s.
What is the transportation corridor land?
The city's general plan carries 2.8 of the 91.5 acres as transportation corridor, the only such designation inside any of the fifty community boundaries in this guide.
Which schools serve Painted Trails?
Saddleback Valley Unified. The district assigns campuses through an address locator rather than a published boundary map, so confirm the campus for a specific address with the district at svusd.org.
