About Big Canyon
Big Canyon is one of the twenty community association areas the City of Newport Beach maps, and the private club that names it sits at its center at One Big Canyon Drive. Governance is unusually granular: the city maps eleven separate community associations inside the area with no master association above them, seven of the eleven recorded as gated, unit counts running from 17 at Canyon Lakes to 140 at Canyon Hills for 714 residential units in all, and six different management companies among them. Rules, gate arrangements and disclosure packages therefore follow the specific association a home sits in rather than the community as a whole.
Big Canyon Country Club was established in 1971, is member-owned, and takes members by invitation, directing inquiries through current members rather than staff. Its grounds carry the golf course and practice areas, tennis courts, an aquatics facility, a fitness and spa building, and clubhouse dining that includes The Grill Terrace. No city park polygon falls inside the community area, so open ground here is club and association land. Newport-Mesa Unified assigns these addresses to Abraham Lincoln Elementary in Corona del Mar and then to Corona del Mar High School, which teaches grades 7 through 12 on one campus.

How Big Canyon was built
The Irvine Company hired William Pereira in 1960 to master plan the ranch, and the canyon's turn came a decade later. Big Canyon Country Club opened for play in 1971, and the houses went in around the fairways rather than the other way about. Four builders worked the ground under the company through the 1970s, putting apartments, condominiums, detached houses and custom lots on the slopes, and the last pieces went in during the mid 1980s. That long, piecemeal build is why the area answers to about a dozen separate associations instead of one.
The canyon kept its name from the ranch days, and the reservoir above it kept the name too. Big Canyon Reservoir, finished in 1958 on Pacific View Drive just outside the community, was given a floating cover in 2004 to keep the drinking water clean.

Big Canyon addresses are served by Newport-Mesa Unified. The district's locator assigns them to Abraham Lincoln Elementary in Corona del Mar for transitional kindergarten through sixth grade, then to Corona del Mar High School, a combined middle and high campus of 2,117 students where grades seven and eight share the site, so there is no separate middle school. Fifteen homes closed between January 1 and August 17 of 2026, at a median of $3,830,000, or $1,521 a square foot on a median size of 3,775 square feet. Eleven were detached single family homes and four were condominiums. The lowest closed at $1,349,000 and the highest at $10,500,000. Half of the group went into escrow within 25 days and the closings landed at 98.7% of list price. Sixteen homes stood active alongside them.
Is Big Canyon gated?
Partly, and the answer depends on the street. The city records gates on seven of the eleven associations inside the area, Canyon Fairway, Canyon Hills, Canyon Island, Canyon Lakes, Canyon Mesa, Canyon Point and Canyon View, and records no gate on the other four, Big Canyon Townhomes, Big Canyon Villas, Canyon Crest and Sea Island. Because there is no master association, nothing official describes the community as a whole as guard gated, and the gate that applies to a particular home is the one belonging to its own association.
How does membership at Big Canyon Country Club work?
Big Canyon Country Club is private and member-owned, established in 1971, and membership is by invitation. The club directs membership inquiries through current members rather than through staff, so it is not a process a buyer can start from the outside. Buying a home inside the community does not carry club membership with it.
