            About Pelican Hill

            The name Pelican Hill reaches beyond the resort that carries it. On the ridge above sit the gated communities this page covers, named from the City of Newport Beach's own records: the Pelican Hill Community Association with 138 homes, Pelican Crest across two associations with 94 and 65 for 159 together, and three Pelican Ridge associations holding 212 between them, the Maintenance Corporation at 93, Pelican Ridge Estates at 61 and the Pelican Ridge Community Association at 58. Every one of them is recorded as gated, and every address in them carries the Newport Coast zip of 92657. There is no master association named for these polygons in the city's layer.

            Below the communities, on 504 acres of coastal ground at 22701 Pelican Hill Road South and a fifteen-minute drive from John Wayne Airport, sits the Resort at Pelican Hill, built as an adaptation of the architecture of the Renaissance architect Andrea Palladio. The city's own association record carries it as an Irvine Company project opening in the fall of 2008, and it shares its map area with the Marriott Newport Coast Villas, 414 units under Marriott Vacation Club Resorts management.             History

            How Pelican Hill was built

            Golf came before houses. Tom Fazio laid out the Ocean South course on the cliff top and it opened in 1991, with several holes giving something close to a 270 degree view of the Pacific and the routing crossing Newport Coast Road twice in a round. The Ocean North course followed two years later. The gated communities on the ridge, Pelican Ridge, Pelican Hill itself and Pelican Crest, went in around the fairways through the 1990s, top of the decade to the end of it.

            The resort is the newest thing on the hill, not the oldest: the Resort at Pelican Hill opened in 2008 on 504 acres, built in an Italian idiom to match the villages above it. All of this was unincorporated county ground while it was being built. Newport Beach approved the annexation in 2001 and it took effect on the first day of 2002, so the neighborhood is older than its own city address.
