            Overview

            About Pelican Point

Pelican Point covers 19.85 acres of Newport Coast in one unbroken part on the boundary the City of Newport Beach publishes for it, and the city address layer records 54 addresses inside that line across 3 streets. Three streets carry the whole association: Pelican Point Drive with twenty four addresses, Shoreline with twenty one and Shoreview with nine. The median of the 65 parcels the city draws here runs 12,240 square feet. The city records 56 buildings inside the boundary carrying 52 dwelling units, and the city registry marks the association gated.

Pelican Point is drawn as one unbroken part reached by three streets, and its single recorded tract went to the county recorder on October 29, 1990. It is one of two associations in Newport Coast whose homes the district assigns to Harbor View Elementary rather than to Newport Coast Elementary. The city land use layer files most of the ground as Planning Area 9 - Residential Medium-Low Density. Newport-Mesa Unified serves the whole boundary, 19.9 acres on the county district clip. The district locator, probed once per 300 foot grid cell inside the boundary, returns Harbor View Elementary and Corona del Mar Middle and High School.

            History

            How Pelican Point was built

Pelican Point is a name shared between this small gated neighborhood and the bluff top entrance to Crystal Cove State Park that sits right beside it, where the trail drops to the tidepools. The boundary of the association actually touches the park. The ground was Irvine Ranch, traced to Rancho San Joaquin, bought in 1864 by James Irvine and his partners after drought forced Jose Sepulveda to sell, and held by the Irvine Company after James Irvine II formed it in 1894.

California bought this oceanfront in 1979 and created a state park of roughly 2,300 acres out of it, which is why the neighborhood has permanently protected land on its seaward side rather than more houses. The 56 homes here were built between 1994 and 1999, following the 1988 agreement that set aside more than 6,000 acres of continuous open space and released 1,600 acres for building.

            FAQs

            Common questions about Pelican Point

            How big is Pelican Point?

The City of Newport Beach draws Pelican Point Community Association (Master) as 1 part covering 19.85 acres, measured against the city’s own published polygon rather than any acreage attribute. The shape runs 12,136 feet around and fills 68.7 percent of its own convex hull, which is a measure of how compact it is.

How many homes are in Pelican Point?

The city address layer records 54 addresses inside the boundary and the city building layer records 56 buildings carrying 52 dwelling units between them. The city registry lists 55 residential units for the association. Those three counts agree closely.

Is Pelican Point gated, and what streets does it hold?

The city registry records the association as gated. The address layer names 3 streets inside the boundary. They are Pelican Point Drive, Shoreline and Shoreview.

            Which schools serve Pelican Point?

Newport-Mesa Unified. The county district layer clipped to this boundary returns 19.9 acres in Newport-Mesa Unified, with no part in another district. The district’s school locator, probed at 14 addresses inside the boundary one to each 300 foot grid cell, returned Harbor View Elementary for grades TK-6 and Corona del Mar Middle and High School for grades 7 through 12 at every one it answered. Harbor View Elementary enrolled 344 students in the 2024-25 federal count and Corona del Mar 2,106.

            When was Pelican Point built?

The first tract map, TR 14063, was recorded on October 29, 1990 at map book page MM 670/23-29. Hunsaker and Associates engineered the first map. Newport Coast was unincorporated county land at the time and Newport Beach annexed it in 2002. A recorded map is the filing date for the subdivision rather than a construction date for any one home.
