Overview
About Pelican Ridge
Pelican Ridge covers 39.05 acres of Newport Coast in 3 separate parts on the boundary the City of Newport Beach publishes for it, and the city address layer records 58 addresses inside that line across 9 streets. Four of the nine streets are Courts, Windemere, Camden, Windstar and Seastar, hung off Morning View Drive, Kingsport Drive and Ocean Ridge Drive. The median of the 86 parcels the city draws here runs 16,252 square feet. The city records 71 buildings inside the boundary carrying 58 dwelling units, and the city registry marks the association gated.
A single recorded tract carries the whole association, TR 14038, which reached the county recorder on October 30, 1990, and the shape fills 81.2 percent of its own convex hull. The city land use layer files most of the ground as Planning Area 2B - Residential Medium Density. Newport-Mesa Unified serves the whole boundary, 39.1 acres on the county district clip. The district locator, probed once per 300 foot grid cell inside the boundary, returns Newport Coast Elementary and Corona del Mar Middle and High School.

How Pelican Ridge was built
Pelican Ridge as a whole holds 211 houses built between 1992 and 1999, and it is split across three associations, of which this is one. The land was part of the Irvine Ranch from 1864, when James Irvine and his partners bought Rancho San Joaquin from Jose Sepulveda in the year the drought killed the cattle business, through the founding of the Irvine Company by James Irvine II in 1894 and on to the end of the 1980s.
The streets in this association read oddly against the Italian and French naming used elsewhere in Newport Coast, because half of them are English. Windemere echoes Windermere in the Lake District, and Camden, Barrington and Kingsport all sound like the English map. Set against them are Seastar, Windstar, Ocean Ridge, Pinnacle Point and Morning View, which describe the site itself. It is the one corner of Newport Coast where a buyer can tell which builder worked where just by reading the street signs.
