            About Fairmeadow Tract

            Fairmeadow is 119 homes on 33 acres, laid out along nine streets and 1.20 miles of public street, and it is the one Orange Eichler tract set in the middle of the city rather than against the eastern hills. Every lot is zoned for single family homes on 8,000 square feet, the median parcel measures 0.196 acres, and the parcel count and the home count are the same 119, so nothing here was ever split.

            The city records the tract as five models and three one off designs, the majority of them drawn by Anshen and Allen, and its parcel survey names the LJ-144 on 30 lots, the LA-24R on 16 and the LA-114 on 16. These are post and beam houses with floor to ceiling glass along the back elevation, interior atriums on many plans, and a street face kept private. Orange designated Fairmeadow a local historic district in 2019 with design standards attached. A tenth of a mile of the city bike trail network runs inside the boundary, and every parcel here is assigned to Taft Elementary, Cerro Villa Middle and Villa Park High.

            History

            How Fairmeadow Tract was built

            Fairmeadow is the middle one of the three tracts Joseph Eichler built in Orange, finished in 1962 between Fairhaven of 1960 and Fairhills of 1964. Anshen and Allen did most of the drawing. The houses are the standard Eichler argument put into wood and glass: post-and-beam framing, walls of glass front and back, low-pitched or flat roofs, radiant heat in the concrete slab, and a central atrium that opens the middle of the house to the sky, with several plans framing that atrium behind an A-frame at the entry.

            The streets here read as a set of English-sounding valleys, Briardale, Ferndale, Glendale, Palmdale, with Ridgewood and Woodside beside them, and Cambridge, Winlock and Shaffer running through. Orange later designated all three Eichler neighborhoods as local historic districts, which lets owners who maintain the houses to federal preservation standards enter Mills Act agreements, and in May 2019 the city's Eichler design standards were given awards of excellence by the American Planning Association and by Docomomo US.
