Overview
About Cresta Vista
The city publishes Cresta Vista as a 31.0 acre polygon on its HOA Local register, holding 225 addresses. They sit on nine streets, Via Brida, El Cencerro, El Potro and Via Silla among them. The published boundary follows lot lines and leaves the street rights of way outside it, so no centerline falls inside. The county parcel record inside the boundary is 249 parcels, predominantly detached single family houses. The median lot the county records here is 0.1 acres and 40 feet wide. The city general plan gives 23.6 of those acres a low density residential designation. The zoning layer puts 23.3 acres in the RLM-4000-D zone and 7.3 in OS. Mail here carries the 92688 zip code and a Rancho Santa Margarita postal city.
6.7 acres are rated Very High on the 2025 state fire hazard severity map the city publishes. The city assigns the ground to evacuation zone RSM07, which it describes as SFR, HOA Park and Pools. Water comes from the Santa Margarita Water District and trash is collected Wednesday by CR&R. All of it lies in Saddleback Valley Unified, which feeds Melinda Heights Elementary, Rancho Santa Margarita Intermediate and Trabuco Hills High.

How Cresta Vista was built
Cresta Vista means ridge view, and it takes one from the top of the Plano Trabuco. This whole tableland was the working half of the O'Neill ranch, bought with James Flood in 1882 and grazed until the master plan arrived. The family gave 278 acres of the neighboring canyon country to the county in 1948 and another 120 acres in 1963, which is why the ridgelines this neighborhood looks at are still open ground rather than more houses.
The homes date to 1993 and 1994, and the streets are pure vaquero. Via Brida is the bridle, Via Silla the saddle, El Cencerro the cowbell, El Potro the colt and Via Boyero the ox driver, with Via Tronido for thunder and Relampago for lightning to finish the storm. It is a working cattle vocabulary laid over a hillside of single family houses, on ground that carried cattle for a century.
