            Overview

            About La Tierra

The city publishes La Tierra as a 21.7 acre polygon on its HOA Local register, holding 173 addresses. They sit on seven streets, Sillero, Reata, Sendero and Telura among them. The published boundary follows lot lines and leaves the street rights of way outside it, so no centerline falls inside. The county parcel record inside the boundary is 175 parcels, predominantly detached single family houses. The median lot the county records here is 0.1 acres and 52 feet wide. The city general plan gives 19.6 of those acres a low density residential designation. The zoning layer puts 19.3 acres in the RL-5000 zone and 2.1 in OS. Mail here carries the 92688 zip code and a Rancho Santa Margarita postal city.

10.8 acres are rated Very High on the 2025 state fire hazard severity map the city publishes. The city assigns the ground to evacuation zone RSM09, which it describes as SFR, Elementary School, Church, Skate Park, HOA parks and pools. Water comes from the Santa Margarita Water District and trash is collected Friday by CR&R. All of it lies in Capistrano Unified, which feeds Arroyo Vista Elementary and Tesoro High.

            History

            How La Tierra was built

La Tierra means the land, and every street inside it belongs to the men who worked that land on horseback. Sillero is a saddle maker, Reata is the rawhide rope that gave English the word lariat, Ganadero is a cattleman, Rodaja is the rowel that turns on the end of a spur, Sendero is the trail and Telliz is the decorated cloth laid over a saddle. Seven streets, and the vocabulary of the vaquero runs through all of them.

That is not decoration. This ground was a working cattle ranch until living memory. Rancho Santa Margarita y Las Flores was a grant of 133,440 acres made by Governor Juan Alvarado in 1841 to Pio Pico and his brother Andres, bought later by Juan Forster, and after Forster died in 1882 it passed to Richard O'Neill and James Flood. Construction on the master-planned community began in 1986 and Rancho Santa Margarita incorporated on 1 January 2000 as Orange County's 33rd city.
