            Caprizi covers 43.4 acres inside Talega and holds 104 homes on 127 parcels, at a median parcel of 0.13 acres. Six streets serve it, five of them Via names, with Paseo Carla the exception. Twenty-three of the 43 acres are private open space and 13.8 carry the Residential Low Density designation, with 6.4 acres of public right of way between them.

            Two thirds of a mile of the Talega Trail runs inside the boundary. Caprizi belongs to the Talega master association and falls under the Talega Specific Plan. The whole community sits in the state's High fire hazard severity zone, and a little under an acre falls in federal flood zone A with the rest in zone X. Capistrano Unified's locator returned Vista del Mar Elementary, Vista del Mar Middle and San Clemente High at all five interior points tested.

            History

            How Caprizi was built

            Caprizi came late in Talega's run. Standard Pacific built it in 2007, four plans of three and four bedrooms between roughly 2,300 and 2,500 square feet, on a site that sits higher than much of what surrounds it, which is why some of these houses pick up the hills and canyons around them from the upper floor. It was built as one of the more affordable single family neighborhoods in the master plan, and the streets were given Spanish first names and Spanish words: Via Adrian, Via Alonso, Via Agradar, Via Balcon, Via Canero and Paseo Carla. The name leans on Capri, the limestone island off the Sorrento peninsula in the Bay of Naples that has been a resort since the Roman Republic.

            The ground under it is about as new as ground gets in this city. San Clemente's historical society dates the opening of the ranchlands east of the freeway to 2000, when Forster Ranch and Talega both began, which puts Caprizi near the end of the last part of town to be built. What went up here was tract housing by design, mostly single family with some condominiums and apartments sharing the same pools and clubhouse, so a neighborhood name in Talega describes a set of floor plans rather than a set of architects.

            The Caprizi lifestyle

            San Clemente keeps ten beaches of its own along the shore, from North Beach past the pier to Riviera, and the city's Marine Safety division staffs them. The pier itself carries restrooms, metered parking, fire rings and the Amtrak and Metrolink platform at its foot.

            The city publishes five trail networks that run from the sand up into the canyons and along the ridgelines. Bikes are welcome on all of them, electric bikes are not allowed on the Beach Trail, dogs are welcome on a leash, and horses are permitted on the Forster Ridgeline, Prima Deshecha and Cristianitos trails. City parks are open from 6 am to 10 pm without a reservation unless a group needs a permit.
