            About Flora Vista

            Flora Vista covers 89.3 acres and holds 388 addresses on 424 parcels, at a median parcel of 0.159 acres. Every one of its sixteen streets begins with Via and every one is named for a plant: Via Tulipan carries 85 addresses, then Via Sage, Via Vina, Via Solona and Via Pimpollo, with Via Calendula, Via Clavel, Via Iris, Via Narciso, Via Petunia, Via Violeta and Via Helecho among the rest. It is the twelfth largest of the fifty San Clemente communities mapped here by area and the ninth by address count.

            Residential Low Density land accounts for 63.5 acres inside the boundary, public right of way for 18.3 and private open space for 7. The whole boundary lies inside the Forster Ranch Specific Plan area. All 89.3 acres sit in the state's Moderate fire hazard severity class, the mildest of the three classes used in San Clemente, and this is the larger of the only two boundaries in the city that fall wholly inside it. Capistrano Unified's own school locator returned San Clemente High, Bernice Ayer Middle and Truman Benedict Elementary at all five interior points tested.

            History

            How Flora Vista was built

            Flora Vista means what it says. Sixteen streets run through it and nearly every one is named for something that grows: Via Petunia, Via Tulipan, Via Violeta, Via Iris, Via Clavel for the carnation, Via Narciso for the narcissus, Via Calendula, Via Helecho for the fern, Via Sage, Via Durazno for the peach, Via Pecana and Via Vina for the vine. The houses went up between 1990 and 1995.

            The modern Forster Ranch is 1,982 acres in the northwest of the city, bounded by San Juan Capistrano on the west and north and by the Prima Deshecha landfill, long earmarked to become a county regional park, above it. The plan for the area was adopted in 1998 and revised in 2022, but the building ran in phases from the 1980s into the early 2000s under a run of different builders, which is why home ages and lot types change from one street to the next across the hillside. Flora Vista is one of the earlier pieces of that build, and Truman Benedict Elementary is close enough to walk to.

            The Flora Vista lifestyle

            San Clemente keeps ten beaches of its own along the shore, from North Beach past the pier to Riviera, and the city's Marine Safety division staffs them. The pier itself carries restrooms, metered parking, fire rings and the Amtrak and Metrolink platform at its foot.

            The city publishes five trail networks that run from the sand up into the canyons and along the ridgelines. Bikes are welcome on all of them, electric bikes are not allowed on the Beach Trail, dogs are welcome on a leash, and horses are permitted on the Forster Ridgeline, Prima Deshecha and Cristianitos trails. City parks are open from 6 am to 10 pm without a reservation unless a group needs a permit.
