About Loma Vista
Loma Vista covers 48.06 acres and the city's address layer records 196 addresses inside it, the thirteenth most of the fifty communities on the city's register, on fourteen named streets that all carry a Paseo or a Via: Paseo Amador, Paseo Castile, Paseo Fiesta, Paseo Lindero, Paseo Mimosa, Paseo Sonata, Paseo Talavera, Paseo Tiara, Paseo Toluca, Paseo Verano, Via Fortuna, Via Petra, Via Ramona and Via Redondo. Of the 2.09 miles of street inside the boundary, 1.6 miles are on the city's Private Roads layer and the association maintains them, and the remaining half mile is public. The whole boundary is zoned Planned Community District, 48.1 acres of it, and the General Plan carries 45.5 acres as Medium Low Density.
Four interior points were tested against the Capistrano Unified locator and all four returned the same three campuses. Harold Ambuehl Elementary takes TK through fifth grade with 324 students at a 23 to 1 ratio, 53 percent meeting the state standard in English language arts and 59 percent in mathematics, and it feeds Marco Forster Middle, which enrolls 930. San Juan Hills High School enrolls 2,641 and graduated 96.2 percent of its class. The Fire Hazard Severity Zone layer splits the boundary between 27.2 acres of High hazard, 11.2 acres of Non-Wildland Fuel and 9.7 acres of Moderate.

How Loma Vista was built
Loma Vista means hill view, and the homes were built between 1987 and 1989 on the slopes east of the old town. It is a neighborhood of 196 houses on fourteen streets, on ground that had been ranch and grove for a century.
San Juan Capistrano incorporated on 19 April 1961, and in 1974 it wrote historic preservation, density limits, open space and ridgeline preservation into its general plan, measures the city says were years ahead of many California communities. Loma Vista went up on the hillside under that plan, and every one of its streets carries a Paseo or a Via: Paseo Amador, Paseo Castile, Paseo Sonata and eleven more.
