            Overview

            About Mesa Vista North

Mesa Vista North covers 52.62 acres and the city's address layer records 267 addresses inside it, the seventh most of the fifty communities on the city's register, across ten named streets: Paseo Alondra, Paseo La Serna, Paseo Laguna, Paseo Lomita, Paseo Placentia, Paseo Ravenna, Paseo Sienna, Paseo Tamara, Via Capri and Via Sequoia. All 1.94 miles of street inside the boundary appear on the city's Private Roads layer, because every one of the recorded maps kept the interior streets out of public dedication. The boundary is zoned Planned Community District, 52.4 acres of it, with two tenths of an acre of Open Space Recreation District, and the General Plan carries the whole 52.6 acres as Medium Low Density.

Four interior points were tested against the Capistrano Unified locator and all four returned the same three campuses. Harold Ambuehl Elementary takes TK through fifth grade with 324 students at a 23 to 1 ratio, 53 percent meeting the state standard in English language arts and 59 percent in mathematics, and it feeds Marco Forster Middle, which enrolls 930. San Juan Hills High School enrolls 2,641 and graduated 96.2 percent of its class. The Fire Hazard Severity Zone layer places 32.7 acres of the boundary in the Non-Wildland Fuel class, 15.1 acres in High and 4.9 acres in Moderate.

            History

How Mesa Vista North was built

Mesa Vista North was built between 1987 and 1994 on the high flat ground east of the old town, and its streets carry the names of California and Spanish places, Paseo Placentia, Paseo Laguna, Paseo Ravenna, Paseo la Serna, Paseo Alondra for the lark. A mesa is exactly what it stands on.

That table of land was grazing and then grove. The cattle economy of the ranchos ended in the 1860s in flood, smallpox and drought, and the farms that replaced it grew wheat and barley, then walnuts, then citrus. The California Central Railroad arrived in 1887 and let growers ship nationally, and by the early twentieth century San Juan ran its own orange and produce packing operation. A hundred years later the same land was worth more empty than planted.
