            The Farm

33.72 acres off Del Obispo Street, 180 homes built between 2021 and 2024, the newest housing on the city's register, with half an acre still zoned Farmer's Market.

            Overview

            About The Farm

The Farm covers 33.72 acres and the city's address layer records 180 addresses inside it across nine named streets that keep the theme all the way through: Combine Drive, Cottage Court, Farm Road, Harvest Drive, Meadow Drive, Old Sage Drive, Orchard Drive and Wagon Drive, off Del Obispo Street. All 1.42 miles of street inside the boundary appear on the city's Private Roads layer. The zoning layer places 33.2 acres in the Specific Plan and Precise Plan District and holds half an acre as Farmer's Market, and the General Plan carries the same half acre as Agri-Business alongside 32.9 acres of Specific Plan and Precise Plan, so the working land use survives inside the boundary rather than only in the street names.

This is the newest housing on the city's homeowner association register: the city's parcel layer dates 169 parcels inside the boundary between 2021 and 2024. Four interior points were tested against the Capistrano Unified locator and all four returned the same three campuses, Kinoshita Elementary for TK through fifth grade with 302 students, Marco Forster Middle at 930, and San Juan Hills High School at 2,641, which graduated 96.2 percent of its class. The Fire Hazard Severity Zone layer places 23.4 acres of the boundary in the Non-Wildland Fuel class and 9.5 acres in Moderate.

            History

            How The Farm was built

The Farm is the last of the city's registered neighborhoods to be built and the most literal name in town. Its streets are Combine Drive, Harvest Drive, Farm Road and Meadow Drive, and it was built between 2021 and 2024 on Del Obispo Street, in the middle of the flat ground that fed this valley for a century and a half.

The names on this ground were Congdon, Oyharzabal and Kinoshita. Joel Congdon bought 160 acres bounded by Alipaz, Del Obispo and El Camino Real in 1868 and planted 35 acres of English walnuts, a crop that grew into a regional industry and stayed one of the valley's primary crops until the late 1930s, when many of the groves were torn out and replaced by orange trees. Domingo Oyharzabal, a Basque rancher who bought the Garcia and Yorba adobes in 1880, built up more than 4,000 acres around the town and ran sheep and cattle on them alongside walnuts, alfalfa and grain. Sanji Kinoshita bought the Congdon farm in 1955 and his family worked it until 1990, when they sold it to the city.

Four interior points across the boundary were tested against the Capistrano Unified school locator and all four returned the same assignment, so the campuses below are the ones the district assigns to The Farm rather than simply the nearest.

The city's parcel layer dates 169 parcels inside the boundary between 2021 and 2024, with a median of 2022. That is the most recent year built of the fifty communities the city carries on its register.
