How Mabury Park was built
Mabury Park sits on land that had been part of Rancho Santiago de Santa Ana, the 62,516-acre Spanish grant made to Jose Antonio Yorba and Juan Pablo Peralta in 1810, the only Spanish-era land grant in Orange County.
Fruit Street, which still runs through the neighborhood, carries the name of J. H. Fruit, one of Santa Ana's early developers, who joined James McFadden in forming the Western Development Company to help attract the railroad to the young town. The neighborhood filled in slowly, with a handful of houses going up in the 1920s, then a wave of construction in the 1950s that produced most of the homes standing today, before the area became part of the city outright in 1957 through the Mabury Annexation, the source of the neighborhood's name.
