            Riverview West covers 1,512.2 acres, more than twice the next largest Santa Ana neighborhood, and the county records 4,366 parcels and 4,219 site addresses inside the boundary at a median distinct legal lot of 6,737 square feet. One hundred and ninety eight named streets run 54.89 miles within it. The zoning layer gives 561 acres to single family residence, 144.3 acres to the Harbor Mixed Use Transit Corridor Specific Plan and 142.7 acres to two family residence, and still carries 102 acres as general agricultural.

            Two community parks sit inside the boundary: Rosita Park at 8.7 acres with a municipal pool, a recreation center, a stage amphitheater, a ball diamond and a fitness court, and Heritage Park at 6.4 acres with a ball diamond, a fitness court, a picnic area and a playground. Garden Grove Unified covers 99.3 percent of the boundary rather than Santa Ana Unified, and seven campuses sit inside it on the city school layer, among them Newhope Elementary, Rosita Elementary, R. F. Hazard Elementary and Fitz Intermediate.

            History

            How Riverview West was built

            Willowick covers 102 acres at 3017 W. 5th Street, with the Santa Ana River along its eastern edge and the old Pacific Electric right of way across its north end. The odd part is the deed. The land lies inside the City of Santa Ana but belongs to the City of Garden Grove, which is why the two cities have had to plan its future jointly, holding a shared study session in December 2017 and running four public workshops in 2018 under the name Envision Willowick. A streetcar stop north of the course has been proposed.

            KWIZ, a commercial radio station, has broadcast from a studio and transmitter site on West 5th Street since 1936, and for decades it aimed its antenna pattern away from a nearby federal monitoring station, which was dismantled around 1980 and turned into a park. Most of the houses out here went up in the mid 1960s, after the west side was brought into the city, and the tract names of that moment are still on the street signs, Bali, Bali Hi, Aloha and Acapulco.
