            Bridgeport sits near Fifth Street and Pacific Coast Highway, 20 acres laid out on five streets, four of them named for sailing craft: Clipper, Corsair, Galleon and Schooner Ways, all reached from Electric Avenue, and running 1.40 miles in all. The city's Land Use Element describes the housing as one and two story small lot residences with zero lot line setbacks on lots of approximately 3,000 square feet, and the county assessor's typical parcel inside the boundary measures 3,090 square feet. The city's address layer counts 176 homes on 184 parcels.

            Recorded covenants set development standards here that differ from the general zoning applying to most parcels in the surrounding planning area, so the tract carries its own rules on top of the city's RLD-15 zoning, which covers 13.7 of the 20 acres.             History

            How Bridgeport was built

            The street names all put to sea. Clipper Way, Corsair Way, Galleon Way and Schooner Way name four kinds of sailing vessel, a clipper being the fastest merchant ship of the nineteenth century, a galleon the Spanish treasure carrier, a schooner the working coastal rig, and a corsair a privateer. The fifth street is Electric Avenue, and that one is not nautical at all. The Pacific Electric Railway's Newport to Balboa line opened on 4 July 1904 and ran down the middle of Electric Avenue through Seal Beach, stopping at Fifth Street and then at the Anaheim Landing stop on Bay Boulevard.

            The houses came much later than the street names suggest. The county recorder holds tracts 6345 and 6346 over the neighborhood from 1968 and tract 9814 from 1977, and the city's Land Use Element records approximately 176 homes developed in the early 1970s through several Planned Unit Development approvals, on lots of about 3,000 square feet with zero lot line setbacks. The ground under them was drawn far earlier, on the San Gabriel Extension of Naples map recorded in 1906 and resubdivided in 1911. The corner itself is where the town began: Anaheim Landing, a warehouse and wharf on the small bay where Anaheim Creek reached the ocean, had been shipping goods out for inland farmers since the mid 1860s and is now a California Historical Landmark.
