About College Park West
College Park West is a 71 acre pocket of 307 homes at the far northwest corner of Seal Beach, held apart from the rest of the city by the freeway system. Its nine streets run to just 2.02 miles and seven of them are named for universities: Dartmouth, Harvard, Loyola, Princeton, Purdue, Stanford and Yale. The city's Land Use Element provides for 306 single family residences and the county parcel layer returns exactly 306 parcels, on a typical lot of 5,800 square feet with 41 acres zoned RLD-9.
The San Gabriel River forms the western edge, and the Edison power easement follows the river alignment down the east side carrying regional distribution lines. The city names Edison Park and College Estates Park as the park amenities for the neighborhood; Edison Park and Gardens at 99 College Drive covers 25.9 acres, the largest park in the city's own inventory, with basketball courts, a community garden, soccer and softball fields, volleyball courts, a tot lot, picnic tables and a reservable area. The neighborhood is Council District 2, and the county's school district layer places all of it in Los Alamitos Unified.

How College Park West was built
Every street here is a university. Dartmouth, Harvard, Loyola, Princeton, Purdue, Stanford and Yale, on a little over three hundred homes, and College Park Drive threading them together. The name came first and the streets followed. It was built in the mid 1960s, at the same moment its larger namesake College Park East was going up on the other side of the Navy land, and many of the houses are still held by the third and fourth generations of the families who bought them new.
It is the strangest piece of geography in Seal Beach. The only way in is College Park Drive, which comes off the Studebaker exit of the 22 Freeway inside the City of Long Beach, so residents enter from Los Angeles County and then cross the San Gabriel River channel to reach the rest of their own city, a drive of under three quarters of a mile. The city's own land use plan says as much in writing, describing the neighborhood as physically and psychologically separated from the rest of Seal Beach by the freeway system and naming its lack of identity with the city as the planning problem to solve.
