The whole polygon is zoned Planned Development under the city's district 29, the general plan designates 328 of the parcels R-Medium, and the assessor land use code marks 327 of them a single family residence. Only twelve named streets carry its 3.4 miles of centerline, all of it public, which is the third tightest street-to-address ratio of the city's twenty-seven residential zones. The city flags 318 of the 319 addresses as being in a homeowners association. Placentia-Yorba Linda Unified serves the polygon through Mabel M. Paine Elementary, Yorba Linda Middle and Yorba Linda High.

            Every street name here is Italian: Chianti Court, Cortona Court, Florence Road, Genoa Way, Livorno Lane, Milano Court, North Naples Court, Trentino Lane, Tuscany Way, Umbria Way and Volterra Lane, with Regal Oaks Drive the single exception. The hazard record is lighter than most of the hill zones: the 2025 fire hazard severity layer rates 36.4 acres Very High, 22.9 acres High and 22.1 acres Moderate, the flood layer keeps all 120.1 acres in zone X, and the city flags no address here as high fire severity.             History

            How Amalfi Hills was built

            Amalfi Hills sits on the high ground of Rancho Canon de Santa Ana, the 13,328 acre grant Mexican governor Jose Figueroa gave Bernardo Yorba in 1834. Yorba ran cattle across these slopes from a two story adobe of roughly fifty rooms that held his many children, schoolrooms and the families who worked the land. For most of the century that followed this ridge was grazing ground and then oil country, and the single plugged well inside the community, on an old Conoco lease, is all that is left of the second part.

            The street plan reads like a map of Italy. Chianti, Cortona, Florence, Genoa, Livorno, Milano, Naples, Trentino, Tuscany, Umbria and Volterra all turn up within a dozen streets, and Amalfi itself is the cliff town on the coast south of Naples. Livorno is the Tuscan seaport the English long called Leghorn, and Volterra is a walled hill town in the same country that Tuscany Way already names. Umbria and Tuscany are whole regions rather than towns, which is how 319 homes on 120 acres end up naming most of a peninsula.
