            Moulton Parkway II covers 29.9 acres, the tenth largest of the fifty Aliso Viejo communities on this site, and holds 214 addresses across 218 mapped parcels. Ten streets run inside it under two naming systems that meet on the same tract: five begin with El, for Caprice, Cerrito, Reposa, Rio and Roble, and five with Via San, for Julian, Marco, Martine, Pablo and Rafael. The city zones 29.6 acres Residential Medium Density, where the municipal code allows up to 18 units to the gross acre, and the measured figure works out to seven addresses to the acre.

            Iglesia Park adjoins the boundary, six acres, and the city's General Plan names it as the one park the City itself owns and maintains, with a softball field, sand volleyball, a tennis court, a handball court, a tot lot, restrooms and lighting. Vista Park is 546 feet off, Pinewood Park at 6.1 acres is 2,023 feet and Glenbrook Park at 5.2 acres is 2,241 feet. This ground is in Saddleback Valley Unified rather than Capistrano, and that district's own locator assigns Olivewood Elementary, then La Paz Intermediate and Laguna Hills High.

            History

            How Moulton Parkway II was built

            Ten streets, and half of them translate. El Roble is the oak. El Rio is the river. El Cerrito is the little hill. El Reposa is rest. El Caprice is the whim. The other five are saints, Via San Rafael, Via San Pablo, Via San Marco, Via San Martine and Via San Julian. It is the Spanish naming of an older Orange County, and it sits on the northern edge of Aliso Viejo against the Laguna Hills line.

            The houses here went up in 1971, 214 of them on 29.9 acres, and that is a decade ahead of the city that grew around them. The Mission Viejo Company did not buy the last 6,600 acres of the Moulton Ranch until 1976, the county approved the Aliso Viejo master plan in 1979, and the first homes in the master planned city went on sale in March 1982.
