Overview
About Seacove Place
Seacove Place covers 15.4 acres and the city's address layer records 256 addresses inside it, sitting on just two mapped parcels, which points to attached housing. Three lanes carry all of them and all three take a bird's name: Fulmar, Night Heron and Waxwing. The city zones the whole 15.4 acres Residential High Density, where the municipal code allows up to 30 units to the gross acre across townhomes, apartments, condominiums and senior housing. At 17 addresses to the acre the measured density is the ninth highest of the fifty communities here.
Hummingbird Park is 1,311 feet from the boundary, 5.6 acres kept by the Aliso Viejo Community Association with a tot lot, a drinking fountain, picnic tables, a hiking trail and walkways, and Wingspan Park at 15.5 acres is 1,991 feet. Capistrano Unified's own address locator assigns this ground to Oak Grove Elementary for TK through grade 5, then Aliso Viejo Middle and Aliso Niguel High, though this is the northwestern edge of the city and the nearest campus of any kind is 1.48 miles off.

How Seacove Place was built
Three streets and three birds: Fulmar, Night Heron and Waxwing. Seacove Place is one of the neighborhoods inside Laguna Audubon, the group first developed in the late 1980s that also takes in Seacrest Villas, Seagate Colony and Seaway Collection, and whose whole naming scheme comes from John James Audubon, the man who published The Birds of America between 1827 and 1838 with 435 hand colored life size prints covering 497 species.
Seacove Place was built in 1989 and holds 256 contemporary townhomes on 15.4 acres. The land under it was Rancho Niguel, granted to Juan Avila in 1842, bought by Lewis Moulton and Jean Pierre Daguerre in 1895 and run as roughly 22,000 acres of sheep and cattle range until 1976.

FAQs
Common questions about Seacove Place
How big is Seacove Place, and how many homes are there?
Measured against the boundary the City of Aliso Viejo publishes, Seacove Place covers 15.4 acres. The city's address layer records 256 addresses inside it and its parcel layer records two parcels underneath them, which works out to 17 addresses to the acre, the ninth highest density of the fifty communities here.
What form does the housing take?
The city's record points to attached housing. All 256 addresses sit on two mapped parcels along three lanes, and the ground is zoned Residential High Density, which the municipal code describes as covering attached and multiple dwelling units such as townhomes, apartments, condominiums and senior housing, at up to 30 units to the gross acre.
Which schools serve Seacove Place?
Capistrano Unified's own address locator returns Oak Grove Elementary for TK through grade 5, then Aliso Viejo Middle and Aliso Niguel High, and it returns the same three at every interior point across the boundary. Oak Grove enrolled 569 students on the 2024-25 federal count and stands 1.78 miles from the boundary, Aliso Viejo Middle 803 at 2.16 miles and Aliso Niguel High 2,563 at 3.06 miles.
When was it subdivided?
Tract 13616 was recorded on 7 March 1989 and covers the whole boundary. Van Dell and Associates engineered it and Matthew E. Hoglund, licensed surveyor 5757, signed it. Nineteen of the fifty communities here carry an earlier first map. A recorded map dates the subdivision rather than the buildings on it.
What parks are nearby?
Hummingbird Park is 1,311 feet from the boundary at 5.6 acres, with a tot lot, a drinking fountain, picnic tables, a hiking trail and walkways. Wingspan Park at 15.5 acres is 1,991 feet off. Both are kept by the Aliso Viejo Community Association, which maintains the parks, greenbelts, parkways and slopes outside the individual tracts.
