Overview
About Vantis
Vantis covers 18.6 acres and the city's address layer records 303 addresses inside it, across five mapped parcels. Ten streets run within the boundary and the naming is urban rather than pastoral: Beacon Way, Brownstone Way, Citadel Drive, Colonial Way, Compass Court, District Drive, Empire Drive, Meridian Drive, Midtown Drive and Vantis Drive. The zoning matches: the city places the whole 18.6 acres in a specific plan district of its own name, one of only two such districts among the fifty communities on this site, and its general plan layer splits the ground 14.3 acres high density residential and 2.3 acres mixed residential and professional office.
Grand Park sits 96 feet from the boundary, 7.9 acres kept by the Aliso Viejo Community Association with a tot lot, a drinking fountain, picnic tables, benches, a barbecue and lighting. Acorn Park at three acres is 1,777 feet off. At 16 addresses to the acre the measured density is the tenth highest here. Capistrano Unified's own address locator assigns this ground to Wood Canyon Elementary for TK through grade 5, then Don Juan Avila Middle and Aliso Niguel High.

How Vantis was built
Vantis was subdivided in June 2001, four days before the city incorporated, and is the clearest statement of what the city was always meant to be. The street names are urban on purpose: Midtown, District, Empire, Brownstone, Citadel, Meridian, Beacon, Compass and Colonial, with Vantis Drive running through. Lofts, flats and apartments over shops, beside the town center, in a city otherwise made of cul de sacs.
That was the original argument. The master plan the county approved in 1979 was the first in California to count the jobs a new community would create against the workforce it would house and try to match the two. Pacific Park, about 900 acres of business district, was laid out to hold more than 22,000 jobs, with every home inside a mile and a half of it. Vantis is that idea taken one step further, putting the housing on top of the shops rather than a mile and a half away.
