            About Vista Pointe Ridge II

Vista Pointe Ridge II covers 35.3 acres, the fifth largest of the fifty Aliso Viejo communities on this site, and holds 161 addresses across 175 mapped parcels. Four streets run inside it, each named for something that grows here: Coastal Oak, Peppertree, Rockrose and Sprucewood. The city zones 18.6 acres Residential Low Density, where the municipal code allows up to eight units to the gross acre, and gives a further 9.6 acres the Open Space Preservation designation, the fourth largest such holding of the fifty. At under five addresses to the acre this is the fourth least dense community here.

Canyon View Park adjoins the boundary, 23.8 acres kept by the Aliso Viejo Community Association with sand volleyball, a tot lot, picnic tables, hiking trails and walkways, and Acorn Park at three acres is 2,071 feet off. Capistrano Unified's own address locator assigns this ground to Don Juan Avila Elementary for TK through grade 5, then Don Juan Avila Middle and Aliso Niguel High, both Don Juan Avila campuses 0.52 miles from the boundary.

            History

How Vista Pointe Ridge II was built

The second phase keeps the first phase's rule: name every street after something that actually grows on the hill. Coastal Oak, Peppertree, Rockrose and Sprucewood, 161 homes on 35.3 acres. Coast live oak and the rockroses belong to the chaparral and coastal scrub that covers the ridges here, alongside scrub oak, the ceanothus wild lilacs, toyon, sugar bush and coffeeberry.

The houses went up between 1995 and 2000, three to seven bedrooms and 2,065 to 3,868 square feet, sitting near Canyon View Park and the Wood Canyon trails that lead into the Aliso and Wood Canyons Wilderness Park. That park opened on 31 March 1990 and runs to about 4,500 acres, with old growth oak and sycamore groves recognized by the Old-Growth Forest Network in 2021 and 137 species of nesting and migratory birds.

Common questions about Vista Pointe Ridge II

How big is Vista Pointe Ridge II, and how many homes are there?

Measured against the boundary the City of Aliso Viejo publishes, Vista Pointe Ridge II covers 35.3 acres, the fifth largest of the fifty Aliso Viejo communities on this site. The city's address layer records 161 addresses inside it, across 175 mapped parcels.

How much of it is open space?

The city's general plan layer gives 9.6 of the 35.3 acres inside the boundary the Open Space Preservation designation, the fourth largest such holding of the fifty communities here, with 18.6 acres zoned Residential Low Density. At 161 addresses over 35.3 acres the measured density is under five to the acre, the fourth lowest here.

            Which schools serve it?

Capistrano Unified's own address locator returns Don Juan Avila Elementary for TK through grade 5, then Don Juan Avila Middle and Aliso Niguel High, and it returns the same three at every interior point across the boundary. John Strawbridge signed the three of 1995 and Michael Simon the two of 1997. Forty of the fifty communities here carry an earlier first map. A recorded map dates the subdivision rather than the buildings on it.
